elk grove short sale: A Perfect Short Sale Home in Laguna West is Open Today - 06/14/15 02:30 AM
There are some home buyers for whom a short sale just doesn't work, even if it's a perfect home in Laguna West with RV parking, because they simply cannot or will not wait for the short sale to be approved. I wish short sale lenders would take that into consideration when pricing a short sale, but alas, many don't care how long it takes to find a buyer or whether the home goes to foreclosure because they get paid either way.
Years ago buyers would snap up short sales like hotcakes but today many sit on the market, through no fault of … (5 comments)

elk grove short sale: Nationstar Auctions for Short Sales - 02/16/15 04:10 AM
Nationstar has switched auction companies, and I read somewhere that they own the new auction company, but I have not verified that rumor, and I don't really care. The auction process is still the same. Nationstar picks some goofy low auction price and buyers are supposed to place bids over a certain time period. If you're under contract with an existing buyer, that buyer is allowed to register for the auction site and place a bid as well, with one little exception, the original buyer, if the winning bidder, does not have to pay the Auction company a 5% premium; whereas … (8 comments)

elk grove short sale: Approval for a HAFA Short Sale From Wells Fargo in 14 Days - 03/05/13 11:16 PM
Although I have been doing short sales in Sacramento and Elk Grove for almost 8 years now, it is still exciting to get short sale approval. Especially for a HAFA short sale, because all that red tape tends to slow down the processing. It's like any time you get the government involved in something, it causes delays. I don't know if it's Wachovia's streamlined procedures that has affected the way Wells Fargo does it short sales, but Wells Fargo has come a long way in the short sale world.
I used to tell sellers it would be about 3 months from … (5 comments)

elk grove short sale: This is the Reason to Be a Listing Agent in Sacramento - 07/04/12 11:32 PM
A fellow real estate agent in Sacramento once told me that she prefers to work with first-time home buyers because they are more grateful than sellers. She said they were totally thrilled to be handed the keys at closing, more so than those who are handing over the keys. They didn't complain. They didn't nag her about why isn't their home selling. I guess she moved up a notch or two in their eyes. And that approach works for her.
I'm very much the opposite. I love working with home sellers. Especially sellers of a short sale. I know that sellers … (4 comments)

elk grove short sale: Delegated Authority and a Persistent Sacramento Short Sale Agent - 06/10/12 11:42 PM
You don't need a reason to not buy a home and cancel a real estate transaction in California. Not if you cancel the contract during the contingency period. Most real estate agents won't tell you that because they want you to close. They don't tell you to read paragraph 14-b1 in your purchase contract. I tend to point out that clause to home buyers because I want them to feel comfortable when they buy a home. I want them to know they have a way out if they absolutely, positively, cannot make themselves buy a home.
Similar situation with a short … (4 comments)

elk grove short sale: The Elk Grove Short Sale That Took Almost a Year to Close - 03/20/12 12:02 AM
"Oh, you probably think that all real estate agents drive around in Porsches and wear designer clothes." I accused a caller of harboring those beliefs the other day and laughed as I listened to him vehemently deny those thoughts. We both laughed. I laughed for a different reason. I laughed because I was indeed dressed in Eileen Fisher and driving down Interstate 5 in my Porsche. You see, as a Sacramento short sale agent, I have to find my chuckles somewhere. The short sale business is not all slap-stick comedy.
Much of it is helping homeowners let go of their homes. … (5 comments)

elk grove short sale: Are Buyer's Agents Allowed to Talk to the Seller? - 02/07/12 01:22 AM
I received an offer last from a buyer's agent for one of my short sale listings in Sacramento. This is a home that just came on the market in a high demand neighborhood. The agent gushed and cooed about how much her buyer loved loved loved this home. He loved it so much that he offered 90% of list price. This is not even worth a comment. But you can't help but figure the agent had a hand in it.
Some agents are struggling with buyers. I hear from those, too. They have a hard time explaining the market. When they … (8 comments)

elk grove short sale: On Dasher and Dancer and What's This Request for Repair Doing Stuck to Rudolph's Nose? - 12/26/11 04:45 AM
My sister asked me whether I had received everything I wanted for Christmas. Then she answered her own text message with: "Of course you did; you're in Hawaii." But that's only because she did not know about the email from a buyer's agent sent on Christmas Eve and received on Christmas Day. Some gifts you can do without.
As a result, I did not pass on the information in that email to my clients. I withheld it. Sue me. They can wait to hear it today. I pride myself on my speed-of-light communication efforts but this is one example of why it's … (7 comments)

elk grove short sale: Why This Elk Grove Short Sale Had to Sell 5 Times - 11/21/11 04:34 AM
Real stories about real Sacramento short sales brought to you by your Sacramento short sale agent, Elizabeth Weintraub. For every dragged out, convoluted, problem-child short sale in Sacramento, there are typically 2 or 3 that close with very few delays. For obvious reasons, though, those stories are not as interesting as the short sales that cause anxiety and pain.
Two Elk Grove short sales that closed the week before last went off without a hitch. We didn't have any problems with the sales prices, which is generally because we have priced the short sale correctly. Of the four that closed last … (3 comments)

elk grove short sale: If You're a Fan of the Chicago Bulls or Sacramento Kings, Here are Two Delightful Basketball Bedrooms - 10/27/11 03:03 AM
A seller hugged me yesterday when I left her home. I'm not one of those huggy-feely types, but I do reciprocate when approached. See, I recognize the stress and anxiety level of sellers in this market, especially sellers who are doing a short sale. I try to be reassuring because I believe that's an important component of being a Sacramento short sale agent. Clients come to me because they want to close their short sale and get on with their lives. It's my job to make sure that happens.
My transaction coordinator and I were talking about this yesterday. How some … (4 comments)

elk grove short sale: The Upside to Buying an Elk Grove Short Sale or Any Short Sale for That Matter - 08/20/11 03:31 AM
I wrote an article yesterday about the Upside to Buying a Short Sale. Yeah, there is a benefit, a secret benefit. In this article I disclosed part of the reason I am so successful at selling short sales Sacramento. If you have eagle eyes and will take a moment to think about what I have to say about a BPO, you will understand how to use my recipe for success. As a buyer, you may find that it works very well for you.
Part of this recipe involves figuring out how to do a BPO like a BPO agent will. I … (4 comments)

elk grove short sale: Every Day is an Important Day in History, and an Elk Grove Short Sale - 08/09/11 03:38 AM
Would you live your life differently if you knew that every day was an important day in history and not just some other day? Because the choices you make today affect what you will do down the road. You have a choice in the way you decide to live your life. The thing is some people never see that unless they are looking in the rear-view mirror. And then it's too late. It's all behind you at that point.
I see many sellers who regret the day they bought their home because it's now a short sale. They wish they did … (6 comments)

elk grove short sale: Cheese Curds and Pork Chops on a Stick and a Short Sale in Elk Grove - 07/13/11 02:55 AM
A TC in my office last week mentioned she was looking for a fun place to go this summer. I suggested the Minnesota State Fair. She looked at me like I had told her to go to Pocatello or some other weird place. Nothing against Pocatello, I use that as an example because a) I've never been there and b) it's in Idaho, land of famous potatoes and, I dunno c) it rolls off your tongue in such a way that it makes you want to repeat it over and over. Pocatello would make a good song chorus.
The Minnesota State … (7 comments)

elk grove short sale: Why Do Short Sale Buyers Bail at the 11th Hour? - 07/08/11 03:51 AM
As circumstances go in Sacramento short sales, the time that a buyer is likely to cancel is almost always right before short sale approval. It's like they can see that train coming down the tracks and they can't wait for it to pull into the station. They jump in their car and go home. Seems the minute that I tell buyer's agents we're about 10 days away, they tell me the buyer wants to cancel. It doesn't make sense.
But then what about real estate or short sales makes sense these days? Not much. People get highly emotional over the silliest … (10 comments)

elk grove short sale: About Home Selling as a FSBO, and Another Elk Grove HAFA Short Sale Closed Yesterday - 07/07/11 03:29 AM
On the surface, it sounds simple enough. Put your home on the market yourself for 30 days to see how it goes. You just might sell it as a FSBO and save yourself that whopping real estate commission. At least that's the story some FSBO companies are telling sellers, and sellers are eating it up. Why wouldn't they be sucked in? Sounds good to me, too. What have they got to lose?
There is a FSBO thread going on about this very topic at my homebuying site. You can go there if you like and add your comments about sellers trying … (4 comments)

elk grove short sale: How This Sacramento Short Sale Agent Does a Preapproved HAFA Short Sale - 06/19/11 04:14 AM
There is so much rhetoric and misinformation out there about the HAFA short sale. Agents lament and say they don't work and are a waste of time but that's not true. Well, it's true that agents complain about them, but it's not true that a HAFA short sale doesn't work. I started out on burgundy but soon hit the harder stuff.
Yup, I chose to concentrate on the Preapproved HAFA short sale because:
the preapproved HAFA is easier on my client the preapproved HAFA is easier on me, the Sacramento short sale agent the preapproved HAFA is easier on the buyer … (15 comments)

elk grove short sale: The Yin and Yang of a Sacramento Short Sale - 05/11/11 03:23 AM
Some mornings I get up and think to myself, "So many things to gripe about and so little time." Like, what's worse than getting a ton of emails back from people who say nothing more than "thank you?" Yup, 2 words. That's it. It's one thing to acknowledge receipt so the sender knows you got the email, but business email is not a conversation we're having between two people; there is no need to send half the emails I receive.
I'll tell you what's worse, though. Getting an encrypted message from a Wells Fargo short sale negotiator that says thank you. … (6 comments)

elk grove short sale: Short Sale Show in Omaha and a Short Sale Home in Elk Grove - 05/05/11 03:09 AM
If you're in Omaha today, you can hear me on the radio. I'm doing a show for T. J. Bell this morning about short sales. I haven't been to Omaha since 1990, as I was passing through on my way to Minnesota from California. As I recall, it has a wild nightlife due to the college kids, and I had a pretty good time in Omaha that one particular evening. I wish I could remember his name; I'd say hello. Ah, swinging from chandeliers, silly kids.
Here is a short sale in Elk Grove that you'll remember for a long time … (6 comments)

elk grove short sale: How Badly Can an Appraiser Mess up an Elk Grove Short Sale Appraisal? - 05/03/11 03:24 AM
What the heck is wrong with some appraisers? Some doofus turned in an appraisal last week on a home in Elk Grove he knew was a short sale and he knew it was a HAFA short sale, preapproved for the HAFA program and the offer was accepted by Bank of America. Yet, what does he do? He turns in an appraisal that is under the accepted offer price by less than a half of a percent. His appraisal is $1,500 under contract price. That's just plain petty. And stupid.
Not only that, but this guy is some out-of-area appraiser, which is … (5 comments)

elk grove short sale: Random Thoughts About bin Ladin, Short Sales, Joe Bageant and our Busted Big Screen TV - 05/02/11 03:19 AM
I guess the news of bin Ladin being killed also managed to kill our TV, which is 3 months out of warranty. It's a good thing it happened on my husband's watch because if it had happened to me, I would have chalked it up to my clueless operational methods. My idea of turning off the TV involves pushing every conceivable button until something shuts down. Much to my husband's delight.
He said a red light was blinking 7 times in a row which, according to Panasonic's website, is the kiss of death. I guess the power source is dead. Well, … (8 comments)
