As circumstances go in Sacramento short sales, the time that a buyer is likely to cancel is almost always right before short sale approval. It's like they can see that train coming down the tracks and they can't wait for it to pull into the station. They jump in their car and go home. Seems the minute that I tell buyer's agents we're about 10 days away, they tell me the buyer wants to cancel. It doesn't make sense. On the surface, it sounds simple enough. Put your home on the market yourself for 30 days to see how it goes. You just might sell it as a FSBO and save yourself that whopping real estate commission. At least that's the story some FSBO companies are telling sellers, and sellers are eating it up. Why wouldn't they be sucked in? Sounds good to me, too. What have they got to lose? There is so much rhetoric and misinformation out there about the HAFA short sale. Agents lament and say they don't work and are a waste of time but that's not true. Well, it's true that agents complain about them, but it's not true that a HAFA short sale doesn't work. I started out on burgundy but soon hit the harder stuff. Yup, I chose to concentrate on the Preapproved HAFA short sale because: the preapproved HAFA is easier on my client the preapproved HAFA is easier on me, the Sacramento short sale agent the preapproved HAFA is easier on the buyer

Some mornings I get up and think to myself, "So many things to gripe about and so little time." Like, what's worse than getting a ton of emails back from people who say nothing more than "thank you?" Yup, 2 words. That's it. It's one thing to acknowledge receipt so the sender knows you got the email, but business email is not a conversation we're having between two people; there is no need to send half the emails I receive. I'll tell you what's worse, though. Getting an encrypted message from a Wells Fargo short sale negotiator that says thank you.

What the heck is wrong with some appraisers? Some doofus turned in an appraisal last week on a home in Elk Grove he knew was a short sale and he knew it was a HAFA short sale, preapproved for the HAFA program and the offer was accepted by Bank of America. Yet, what does he do? He turns in an appraisal that is under the accepted offer price by less than a half of a percent. His appraisal is $1,500 under contract price. That's just plain petty. I guess the news of bin Ladin being killed also managed to kill our TV, which is 3 months out of warranty. It's a good thing it happened on my husband's watch because if it had happened to me, I would have chalked it up to my clueless operational methods.
