Everybody knows that Sacramento service providers are cutting back on staff, due to the depressed economy. Sacramento title and escrow companies are no exception. The problem that arises is many escrow officers are handling twice, maybe three times, the workload. When you're overworked, you're bound to make errors.
I was auditing a file last night that is due to close next week, comparing the estimated closing statement to the purchase contract. The buyer's loan amount was wrong. Almost every home buyer I run into wants to live in either Land Park or Curtis Park. We've got tree-canopied streets, a gorgeous park, shopping, restaurants, a movie theater, friendly neighbors and we can walk to downtown or Midtown Sacramento. Who wouldn't want to live in Land Park or Curtis Park?
That sentiment is most likely reflected in the rising home sales, too. The number of homes sold in 95818 for the month of July has shot up 85.7% over a year ago. Last July, only 14 homes sold in 95818. This July, the number of sold homes is 26.

Yesterday afternoon a Curtis Park buyer's agent called me to ask for the code to show one of my listings. It was hard to hear what he was saying because there was a lot of noise in the background. I immediately jumped into my spiel about the home, pointing out some of the wonderful updates the sellers have completed. It sounds unbelievable, doesn't it? A 4-bedroom home in the Land Park / Curtis Park area of Sacramento for $75 a square foot? Hey, it's for sale. I hate to burst your bubble, but it's a farce. How do I know it's a farce? For starters, homes in that area sell in the upper $300's -- on average about $250 a square foot.
A bank is not going to accept a short sale offer at a price dramatically below the area's comparable sales. To deliberately price a home this low is terribly misleading to consumers and reflects poorly on the credibility … (12 comments)

If you are interested in buying or selling homes in Land Park or Curtis Park, the recent statistics for these areas may astound you.
Prices per square foot are rising in Land Park / Curtis Park. Part of that may be due to the increase of home sales of lower-priced homes, but in truth, those homes under $400,000 have been flying into escrow for the past six months. So, I don't see a big change in values based on the price or size of the home, because the activity has been too constant.
