land park agent: Before and After Photos of the Land Park Cell Tower in Sacramento - 11/26/11 03:53 AM
The Land Park Community Association was all for the cell tower going up west of Riverside in the cemetery. They didn't want the cell tower on the other side "where everybody could see it." That's because we don't want the wealthier residents of Land Park to be forced to stare at the cell tower. It's much better to stick it on the side of Land Park where the poor people live. Where people who live in the low-income housing units or drive up or walk down Muir Way have to look at it.
However, as cell towers, go, it's not bad. … (8 comments)

land park agent: How Many Land Park Homeowners Own a Gun? - 09/17/11 03:50 AM
I don't know of any homeowners in Land Park who own a gun. I suspect that guns are sort of a rarity in this neighborhood. I don't own one, and I live in Land Park. None of my neighbors has a gun, I don't think. I'm not really gung ho on guns. Although I did have a bit of change of heart after reading Deer Hunting With Jesus. Or, at least I understand the need of some people to own guns.
But you go to a rural place like Galt, and lots of homeowners have guns. Heck, many homeowners in Galt … (13 comments)

land park agent: Asparagus Ferns and a 1938 Home in Land Park is For Sale at $475,000 - 08/19/11 03:33 AM
My husband has many talents. For instance, he can imitate a cat puking with the best of them. It's one of the reasons I married him. Because he makes me laugh. And you know why cats puke? Well, mine tend to do it because they eat something they should not eat. Twisty ties, creepy-crawly things, rubber bands (or binders as we from the Midwest call them).
My cats love to nibble on my asparagus fern. They are obsessed with that plant. They've done it to such an extent that I've finally wised up (duh) and moved the plant outdoors.
Did you … (10 comments)

land park agent: How Many Foreclosures and Short Sales Are in Land Park and Curtis Park? - 08/13/11 03:29 AM
How many foreclosures and short sales are located in 95818, Land Park and Curtis Park? This ZIP encompasses a few streets north of Broadway and within earshot of the W / X Freeway. It also includes the neighborhoods of Curtis Park and Land Park.
According to Realist, there are 93 foreclosures and short sales in Land Park and Curtis Park. If that sounds like a lot it is because it is a lot. Some of those are not on the market. Some of the homes in Land Park are bank-owned homes, sitting in shadow inventory. Many are west of Riverside and … (6 comments)

land park agent: I Don't Sell Pool Tables - 07/21/11 03:02 AM
When a real estate transaction closes, an agent's fiduciary relationship with the buyer or seller is over. That's why contracts have starting dates and circumstances under which those dates end. But just because the purchase contract or listing agreement is over doesn't mean my personal relationship with my clients is over. I never go away.
I tell clients that, too. If they need anything after closing, and I mean anything, they can call me. Sometimes, clients are new to Sacramento and they don't know how to find neighborhood businesses or maybe they don't know that some purchases are better off being … (9 comments)

land park agent: You Won't Find Skunks at This Orangevale Short Sale - 07/20/11 02:41 AM
I probably have a reputation among the black critters with white stripes as that crazy agent in Land Park. But see, I figure if confronted enough times by a screaming lunatic they might stay out of my yard. And in case you're thinking that's what happened to my neighbor's roses, I don't think skunks can climb a stalk of thorns, but who knows.
If I spot skunks in the yard, I'm gonna run after 'em yelling my lungs out. Some of those words might be four-letter words, too. I don't care what skunks think. Although, my neighbors probably clasp hands over … (5 comments)

land park agent: Attack of the Flower Wackers in Land Park - 07/18/11 02:40 AM
As my husband was outside grilling last night and I was typing away at my desk, a guy down the street came over. He asked us if we had noticed any activity next door. Our neighbors in Land Park often go on extended vacations in the summer. These people travel a lot. Apparently, they asked this guy to water and tend to their gardens.
I peered over the fence. Somebody had gone into my neighbor's back yard with snippers and cut off most of their roses. We're not talking dead-heading, they just chopped them up and threw the flowers on the … (3 comments)

land park agent: Shocking News of How a Land Park Short Sale Unexpectedly Bit the Dust - 07/16/11 03:22 AM
Everybody knows that I am a Sacramento short sale agent who carefully chooses the short sales she agrees to list and sell. That's because everybody knows that my short sales tend to close. Especially a short sale in Land Park. I sell enough homes in Land Park to know the individual neighborhoods intimately and, besides, I live in Land Park. There are many neighborhoods within neighborhoods in Land Park. Prices can vary dramatically from street to another. But it wasn't price that made this Land Park short sale explode.
It was the bank. Central Mortgage.
Most of my Sacramento short sales … (14 comments)

land park agent: Spring Time in Land Park, Sacramento - 05/16/11 02:17 AM

Where did springtime go? This was our weather yesterday in Land Park, Sacramento. It's so cold this morning our furnace is running. I better go catch it.
My husband shot this video with his new iPhone.

land park agent: About Sending Listings to Other Agents - 05/08/11 03:41 AM
Maybe some agents are living under a rock and do not have access to MLS? I don't understand why some agents continually bombard me by sending spammy email flyers. Half the time there is no unsubscribe option. Isn't that breaking some law? They think nothing of sending a listing to other agents.
Consumers, end users, need to see your flyers, not other agents.
Even if some agents are sleeping in their cars, they can still park in front of Starbucks to get free Wi-Fi. They can go to MLS. See, the thing is if I'm looking for a home like the … (102 comments)

land park agent: A Stunning 1939 Home in Land Park Just Came on the Market - 05/07/11 04:21 AM
It's rare that a home like this comes on the market in Land Park. This is one of those homes in Land Park that makes you fall in love the minute you walk in the door, which is how looking for a home to buy should be. You'll know instantly that this home is for you.
One of the deciding factors will be the WOW factor -- when the open floor plan hits you right between the eyes and makes your jaw drop. You can tell there was a lot of money spent to remodel this home. For example, the distressed … (4 comments)

land park agent: National Origin-Based Housing Discrimination is the Target for April Fair Housing Month - 04/12/11 04:09 AM
If I had to name any regret I have with my life, it would be that I did not take the time when I was younger to learn a foreign language. I tried German when I was in third grade, but the best I mustered was to sing O Tannenbaum. I dabbled a little in Russian, and then tried Spanish. But I can't speak a foreign language, and I'm too old now -- my brain doesn't soak information, it leaks information.
The best I can do when traveling is order a glass of wine or buy perfume or find a bathroom. … (11 comments)

land park agent: This Short Sale Home in Land Park is Affordable, Too - 04/11/11 04:12 AM
This home in Land Park is offered as a short sale. It has two very large bedrooms, one of which is a master suite. I suppose if you weren't going to put a ferris wheel in the back yard, it could be possible to add on a new master suite and turn the existing master into a junior suite. Or you could do nothing and simply move in. It's large for a two-bedroom, 1 1/2 bath, with about 1,468 square feet.
It has beautiful hardwood floors throughout, except for the kitchen and baths. You'll find all the delightful touches you've come … (6 comments)

land park agent: Nothing Says I've Survived a Sacramento Winter Like a Blooming Cactus Garden in Land Park - 04/07/11 03:19 AM
Here is a companion to Witless Wednesday or Mindless Monday or Thoughtless Thursday or whatever you call it when somebody posts a photo with little or no text. Except I will tell you this is what you'll see in the back yards of a number of similar homes in Land Park. It's my springtime cactus garden in Land Park, just beginning to bloom:

land park agent: My Dog Tulip, Dive Bar and Pizza Rock, Coupled With Cactus Thorns, is a Perfect Sunday Afternoon - 04/04/11 04:44 AM
It's a bit difficult to type this morning because I have tiny cactus spurs and thorns embedded in the tips of my fingers. Why? Because I sort of took a day off yesterday. When I take a day off, which is pretty rare, it means I remove my body from its upright position in front of the computer. It doesn't mean that I turn off my cellphone or don't answer it.
Although, I did turn it off in the movie theater. It was such a glorious day in Sacramento that my husband and I decided to walk downtown from Land Park. … (9 comments)

land park agent: The Power of Backup for a Land Park Short Sale Home - 04/02/11 04:07 AM
I find that few real estate agents talk much about how the home buying decision is based on impulse. It's not just true in California where going to open houses on Sunday is akin to a religious experience for some -- home buying is an emotional experience for many buyers. Where we live is very personal. Our homes are more than four walls and a roof. Home is a place where we build memories, share intimacies and grow up to become the obnoxious people everybody knows and loves.
People buy homes on a whim. Don't believe me? I see it all … (6 comments)

land park agent: Elizabeth Weintraub's Home Office in Land Park Gets a Makeover - 02/28/11 03:17 AM
I am more excited today than I was the day I discovered I could buy sticky replacement keyboard keys to place over my worn out keys. That's because over the weekend I received a brand new desk, hutch and chair. A client gave it to me. She is moving from what was once almost a million-dollar home into smaller accommodations, and she had originally planned to leave her home office furniture behind.
Looking around at my dismal office set-up of press-board furniture, it dawned on me that I probably deserved better. Hey, it was only a few years ago that I … (11 comments)

land park agent: A Custom Remodeled Short Sale Home in Land Park Awaits an Offer at $325,000 - 02/09/11 01:36 AM
It astonishes some people when I mention that I had once gutted and remodeled a kitchen in 2 weeks. But then that's only people who don't know me. Those who know how obsessed I am with detail don't sit in awe of my organizational skills because they know that just comes with the territory.
I seem to have an unusual knack for putting together a game plan and executing that plan accordingly. And I adore home improvement projects. Remodeling and real estate are two of my passions. As such, I can recognize quality work, too.
The sellers of this Land Park … (4 comments)

land park agent: This Short Sale Home in Land Park is a Certified Wildlife Habitat - 02/03/11 02:26 AM
Before I jump into talking about homes in Land Park and my new short sale listing, let me say that today I am going to Roseville to list yet another short sale. I know this might sound weird, but I am probably one of the last few people on the face of the earth who does not have a tattoo. What does this have to do with Roseville, you ask?
Well, Wild Bill Hill is hosting his annual Tattoo-A-Thon in Roseville, today through February 19th at Wild Bill's Tattoo, 205 Vernon Street. He is donating 100% of all earnings, including tips, … (3 comments)

land park agent: How to Sell Homes in Land Park Without Leaving the House - 01/31/11 02:42 AM
My buyer's agent went out of town this weekend, so I had to funnel some business to other agents in my office, plus I put together a couple of transactions myself. This was on top of writing my homebuying articles for The New York Times' website About.com, following up on showings and preparing new short sale listing paperwork for this week. I was astonished that only 2 agents responded to my requests for feedback on my new Land Park listing, because we've had 8 showings already. That's a 25% response rate, which is sorta low, especially for homes in Land Park.
