On a side note, I hear the Federal Aviation Administration is urging airlines to adopt a no-distraction policy in their cockpits. They used the case of those Northwest pilots who flew past the Minneapolis / St. Paul airport because they were distracted by playing on their laptops. The FAA says pilots are increasingly using electronic devices in the cockpit such as cellphones and computers, which might cause pilots to take their eyes off of the clouds.

The City of Sacramento Department of Utilities has announced that Land Park residents are now eligible for the voluntary Containerized Yard Waste program. The way the City of Sacramento has set up the program, all the homes in Land Park are automatically enrolled in the program, unless you decide to opt out. Personally, I'm all for it, and I'll tell you why.

What's the worst thing that could happen to an East Sacramento agent? Or to any real estate agent, for that matter? Well, apart from rolling over a guard rail in the rain. Over the last week, 2 vehicles at different locations slid off the freeway while going around a curve and landed on the road below. They survived, thank goodness.

Because today is a holiday for most people, I booked back-to-back appointments this morning to show homes in Land Park, Midtown and East Sacramento. Which means my email in-box and voice mail will most likely be full by the time I return to my home office. If I never stepped foot out of my office, I'd always be caught up but, unfortunately, that's not how the world of real estate works. A Fannie Mae short sale is no picnic, just ask any Sacramento short sale agent how adding an extra layer to the transaction can delay approval. Now, Fannie Mae is beginning to enforce another guideline. Fannie Mae says if a California short sale is in default -- meaning a Notice of Default has been filed and an auction date is set -- it will NOT allow a postponement of a trustee's sale. This means short sale sellers and their agents had get better those transactions approved and closed prior to that sale date or they're out of luck.

Guys look in the closet and they see clothes jammed in so tightly that one might break a hanger yanking something out. Wall-to-wall clothes. The order in which we film the show for House Hunters is not necessarily the order in which the homes are viewed on TV. In fact, I have no idea how each of the homes we are filming will appear, whether you'll see home #1 as home #3 or vice versa. But I do believe that viewers will have a difficult time figuring out which home these Natomas buyers actually purchased.

land park homes: GIANT CACTUS BLOSSOMS FROM MY LAND PARK CACTUS GARDEN - 05/06/09 09:30 AM
Many people don't know that most cactus flowers bloom only for one day. Most of them bloom in the spring. Here is a photo of an original cactus planted in my Land Park garden that did not have any flowers at all last year, but this year exploded in color. There were a bazillion flowers that opened on April 22:

And here is another. This is a round cactus. With all those thorns, it's hard to pick out debris, too, without getting poked or punctured. I recently planted this cactus to replace one that died in the frost last winter.

When I was a little kid growing up in Minnesota, the thing that piqued my excitement at the end of the winter -- more so than whether some groundhog in Pennsylvania saw his shadow, and second only to my first sighting of a robin -- was watching tender flowers stretch and yawn and push their fragile bodies through packed snow. Day three, and the driveway is finished. What do you think about that chain-link gate? I'm thinking ornamental ironwork, an electronic gate that swings open, might be a good solution. It's not that I really need a gate, because we don't have a dog, but without it, I can't really enclose the back yard and keep out the wildlife -- all those wild moose and donkeys in Land Park, you know.

The cement crew finished up half the driveway last night. The tool you see this guy using is called a joiner. It has a slot in the center that grooves the cement while the top of the tool smooths the joint. We discovered a clean-out for the sewer line below the former brick patio, which is why you see a hole. They placed a bucket shaped object over the clean-out to protect it and will put a grate on top when it is finished. It's a good thing I asked them to investigate what I thought was a French drain.

I think I am the worst when it comes to turning off alarms. If my sellers are agreeable, I generally ask them to program their alarms to be off during lockbox access hours. That's because I know there are plenty of other agents out there like me who, regardless of good intentions, can't seem to handle turning alarms off and on again without setting them off. Warning. There are orange cones blocking lanes and work is still in progress on the ramp from southbound I-5 at the Biz 80 / Highway 50 interchange. When I headed out to Natomas from my home in Land Park this morning, I saw the cars lined up going in the opposite direction. I thought it would be cleared up by the time I returned four hours later, but it was still severely backed up.
