Oh, sure, you say, all our time is spent searching for properties in MLS, writing blogs, reading real estate articles, writing purchase contracts and taking listings, but I have news for you.

listings: The Number of Missing Sacramento Lockboxes is Rising - 09/03/08 03:54 PM
The question lately is not where is the darn lockbox so much as why is there no lockbox on this home? It's stated "vacant / lockbox" in MLS, yet many agents aren't putting lockboxes on their listings. Do they have any idea how bad it looks to buyers who show up at home after home only to discover the agent hasn't put a lockbox on the house? It's against the Sacramento MLS regulations to put a contractor's box on these types of listings. If an agent uses a contractor's box, the agent must also supply a Supra lockbox. If not, they

listings: Being Prepared Means More Than Showing Up on Time - 07/21/08 11:24 AM
I would not walk into a listing presentation without a properly prepared CMA, which includes not only the active listings that will compete with this home, but data on the pending sales (even though they have not yet sold, I can generally weasel the price out of the listing agents) and, of course, the sold comparables. I adjust each comparable by adding or subtracting values to arrive at a price in line with the subject property. I also pull the expireds, canceled and withdrawn listings. On Tuesday, I received a sign call on my Midtown listing. The home the buyer was calling about is a fixer Craftsman, and he wanted to know if I could show it to him at 2 PM on Wednesday. "But, it's going to be 108 on Wednesday," I pointed out. "Wouldn't you prefer to see it in the morning, say around 9 AM?" The home has no air conditioning. Nope. listings: Who Proofreads MLS Listings -- Don't Sellers Check? - 06/28/08 01:36 PM
My MLS listings are input by an assistant, so that gives me a little bit of an excuse if I find a typo, but I proofread my listings after they are posted online. My sellers look at them as well. But this morning, I ran across a number of listings in MLS that contained goofy errors. It makes me wonder why nobody has fixed some of this stuff. Don't sellers care how their homes are advertised? Yesterday, I received a pile of emails and numerous phone calls from potential Internet fraud victims. I'd like to alert you to this scam, because it is unlikely that I am the only real estate agent whose identity has been compromised in this manner. Here is how it works. A woman in Africa goes to Yahoo.com and sets up an email using your name. She used my middle initial, which I use solely for the Department of Real Estate and MLS, which is how I know she did not pick up my name from the various web sites where I post

Neighbors can affect whether your listing sells. They can be a positive influence, promote a sense of goodwill and exhibit neighborly conduct conducive to maintaining friendly relations, or they can have a negative impact, sending buyers running for the protection offered in a can of mace.
