lyon real estate: Rankings Cause Ruckus at Lyon But This Agent Plans Winter Holiday - 04/06/14 02:22 AM
Because I had to "take it easy" on doctor's orders after getting four dental implants screwed into my jaw on Friday, I spent a lot of time yesterday with my friend, the iPad. My other friends, the desktop computer and my laptop computer were resting comfortably on my office desk, but my iPad is the perfect companion when you're apt to fall asleep at any moment. It's easier to type on an iPad than my iPhone. My cats prefer the iPad, too, because they never know when angry tweeting birds might show up, which is why they feverishly paw the flat surface … (8 comments)

lyon real estate: Sometimes I Write About Stuff Other Than Short Sales - 03/01/12 11:20 PM
Instead of being unhappy about what you don't have, why don't you try being happy about what you don't have? It's the things-could-be-a-lot-worse syndrome. Or, as my mother used to say when I didn't want to eat something: think about the starving children in China.
Who were those starving children in China? Did you ever see any? I didn't. But I was encouraged to think about them. I figured they were probably under the ground in my back yard somewhere because that's where my dad used to say my dog was digging to. But whatever, I was happy I wasn't them. … (5 comments)

lyon real estate: Not Just the Number One Short Sale Agent but the Number One Agent at Lyon Real Estate for November - 12/03/11 02:46 AM
I was sitting at a client's dining room table in Elk Grove yesterday when the news hit. I had just handed the seller his MARS document and had explained the seller's right to cancel the short sale listing at any time -- which seems to reassure sellers and make them feel more comfortable -- and I also gave him time to read it. I don't rush anybody. During this time period, I pulled out my cell to check if there were any emergencies.
Holy toledo, Batman, I spotted an email congratulating me for being the number one agent at Lyon Real … (6 comments)

lyon real estate: Here is a Short Sale in Rancho Cordova You Probably Can't Buy - 10/11/10 03:06 AM
You can't buy this short sale because another buyer already put an offer on it. The sellers accepted the offer and asked me to put this into pending status. But you can write a back-up offer if you like. If you find this frustrating, I understand. Tell me about it. My husband went on a hiking trip to Rocky Mountain National Park this week and left me alone with four remote controls and a big screen TV, which I've never before turned on by myself. Whatever happened to the days of slipping in a video and turning the channel to 3?

lyon real estate: You Want to Know About Lyon Real Estate, I'll Tell You - 09/25/10 03:36 AM
When I stopped at the dry cleaners a few days ago, I was asked if I work at Lyon Real Estate. You know me -- I cut right to the chase. I said, "Let me guess. You want to know if my former CEO is a pot-smokin', peeping tom pervert? Is that what you want to know?" Lots of stammering, throat clearing from the clerk behind the counter.  Where is a rolled-up copy of People magazine when you need it?
See, the thing is I don't know and I don't care. And besides, first a person has to be charged with … (8 comments)

lyon real estate: Here is a Short Sale in a Gated Community Near Sierra Oaks for $535,000 - 08/17/10 03:47 AM
My attention is easily diverted when it comes to Sacramento short sales. I'm like a dog out in the yard who suddenly spots a squirrel. Doh. Short Sale. My head snaps. I can't sign on to MLS without being seduced by new short sale listings nor can I popover to Active Rain without reading new short sale posts and commenting. Which wouldn't be so bad if I had the time to do it but I don't. Because I'm a Sacramento short sale agent, my life is very busy these days.
And those agents who years ago pointed fingers and smirked behind … (7 comments)

lyon real estate: An Elk Grove Short Sale Awaits the Perfect Dance Partner - 07/09/10 03:25 AM
One of the main duties a Sacramento short sale agent performs when listing a short sale is to match that seller with the perfect buyer. Because not every buyer who writes an offer on a short sale is really a buyer. I'm not sure what you call those people, but they aren't buyers. One buyer's agent took offense the other day when we asked his buyer to deposit funds into escrow, but that's what buyers do. They submit an earnest money deposit. So, eventually, the buyer relinquished the check.
I'm not in the business of playing house. When I was a … (5 comments)

lyon real estate: A 4 Bedroom Cameron Park Short Sale in Bar J Ranch Features Updates and Gorgeous Yard - 07/07/10 02:57 AM
One of the perks agents get who work at Lyon Real Estate is our office assistants input our listings to MLS. These hard-working people make sure we comply with all the new rules and regulations of MLS, so we don't violate anything and get fined. If I need to make changes to the marketing comments, for example, I need only to email my staff and they update the listing.
But I'm one of those meticulous agents who pays attention to detail, which probably drives the staff nuts. If I see a hyphen missing or a typo, I email them to request … (3 comments)

lyon real estate: How Much Trouble Can I Get Into Driving From Land Park to Midtown? - 04/04/10 02:16 AM
When I was a kid, we called Coca-Cola soda pop, or "pop" for short. That's how you can tell that I was raised in the Midwest and not in Sacramento. Now, people from the East Coast tend to refer to carbonated beverages as soft drinks. I've heard that in the South, everybody calls a soft drink "Coke" regardless of whether one is talking about a 7-Up or cola.
Kids today don't realize that in the early 1950s, Coca-Cola came in glass bottles, not cans, and tasted much better from a drugstore fountain. There was also no such thing as Diet Coke. … (10 comments)

lyon real estate: If You Snore When You Sleep, You Might Also Stop Breathing and Not Know It - 04/01/10 03:13 AM
I woke up in a strange bed this morning. Alone. With a bunch of wires taped to my head, face and neck, and sensors strapped to my nostrils. I thought about taking a photo, but I couldn't get out of bed since I had straps binding my chest and feet. The overhead light was intense. I turned my head and spotted my Lyon Real Estate bag resting on the chair where I had left it the night before. Lovely. My cellphone was out of reach.
Where was my steaming cup of coffee? You'd think the least that the Sacramento U. C. … (19 comments)

lyon real estate: Here is What Happens if a Buyer's Agent Doesn't Confirm Receipt of an Offer - 03/23/10 01:57 AM
For a Monday right after the arrival of spring, I had horrendous activity yesterday. Not that I'm complaining, mind you, as I welcome the business. Mondays are always busy, but to tell you the truth, yesterday was especially gruesome. The thing is if I never left my home office, I'd always be caught up. But even with a BlackBerry, I don't have time in the field to respond to all of my emails in the manner that I wish.
I put 3 transactions together yesterday -- a home in Lincoln, which is a Wachovia short sale (approved in 2 weeks), a … (15 comments)

lyon real estate: Sacramento Home Sellers Can Fix Inaccurate Tax Records by Calling the Assessor's Office - 03/12/10 12:59 AM
Before I talk about fixing inaccurate Sacramento County tax records, let me ask if you have any idea how much it costs to get an MRI scan?  I was shocked. The procedure, which many people are deathly afraid of -- claustrophobia, I imagine -- takes all of a few minutes. My doctor ordered last December an MRI scan of my brain; nothing serious, the results came back fine.
The deal is you lie perfectly still on a bed. The bed moves back into a chamber, which sort of resembles a giant front-loading washing machine. Then the MRI scanner whirls, clicks, spins … (7 comments)

lyon real estate: Do Home Sellers Want the Cheapest Agent or the Highest Price and Best Service? - 03/07/10 01:36 AM
I used to be an Estee Lauder girl. Devoted to the line. Couldn't wait for Free Gift With Purchase. But I am now a traitor. I have deflected to Chanel. I used to be a huge fan of Chanel Allure. In fact, one of the sentences I practiced over and over in my head when I first visited Paris was how to ask a shop-owner if she carried Chanel Allure and how much it cost. Yet, I never really used Chanel makeup products. All of that changed last week.
An agent in my Lyon Real Estate office also works at Macy's. … (92 comments)

lyon real estate: This Wachovia Short Sale in Lincoln Crossing Can Close Escrow Quickly - 03/01/10 01:12 AM
Buyers who need to close escrow by June 30th to qualify for the first-time home buyer tax credit are reluctant to buy a short sale. That's because so many of those short sales take 90 days or more to get approval. If a buyer closes escrow on July 1, the buyer loses out on the $8,000 home buyer tax credit. However, this Lincoln Crossing home is a Wachovia short sale, which means it can close way before the tax credit expires. In fact, if a buyer bought this new Lincoln Crossing short sale today, which is March 1, I'd venture to … (3 comments)

lyon real estate: Seven Red Flags About Program 3648 and Program HR 3648 Short Sales - 02/27/10 01:18 AM
Due to my high visibility online as a Sacramento short sale agent, I receive a lot of email spam, much of it centering on short sales. When I received an email from Program 3648, I deleted it, and all those that came after it. I mean, who calls itself Program 3648 or Program HR 3648 -- is this the X-Files?
But on Wednesday, I stopped to read one of these emails. The email aroused my suspicions because it talked about Administration Policy and promised full commissions on short sales, while naming a bunch of major lenders. I know that full commission … (86 comments)

lyon real estate: Elizabeth Weintraub Picked Up 2 More Awards from Lyon Real Estate for 2009 - 02/26/10 01:36 AM
Lyon Real Estate always puts on a great annual awards ceremony. Even during a time when many real estate brokerages are hurting financially, closing up their doors, Lyon still takes care of its agents. Granted, yesterday's awards ceremony was not on par with the Cirque du Soleil act we enjoyed a few years ago, but it was still enjoyable.
They opened the presentations with a video, based on our theme of Winter Olympics. The Olympic flame was passed from one office to another, and we got to see our office mangers prancing through cubicles and running down sidewalks carrying a flaming … (16 comments)

lyon real estate: Buyers Who Work With Elizabeth Weintraub Enjoy an Edge in the Land Park Market - 02/11/10 02:00 AM
One of the many reasons that buyers for homes in Land Park like to work with a Land Park agent like me -- apart from my sheer brilliance, snarky sense of humor, fastidious attention to detail and all-out modesty -- is because Lyon Real Estate routinely holds listings out of MLS for 72 hours. We offer these listings to our buyers before our competitors even know these Land Park homes are for sale. Yup, it's true, Elizabeth Weintraub's buyers often get first shot at buying a home in Land Park.
I walked through a soon-to-come new listing yesterday. This is an … (8 comments)

lyon real estate: Jim-Denny's is a Good Place to Go After a Funeral - 02/08/10 01:13 AM
Funerals make you hungry. Either that, or they make you cry. Last Saturday, I attended a funeral with my husband in downtown Sacramento. After the service, we went to Jim-Denny's Hamburgers Chili for lunch. This is a little hole-in-the-wall restaurant that has been a 76-year tradition in Sacramento. We've been meaning to go there for years and, in fact, did stop by a few years ago but it was too crowded, so we left.
Now, if you go to a Catholic funeral, they generally feed you. But the funeral we went to was Lutheran. I actually have very little experience with … (11 comments)

lyon real estate: A New Twist on Sacramento Short Sale Mortgage Fraud - 02/04/10 01:05 AM
All I can say is thank goodness Lyon Real Estate has hired a top-notch legal firm that its real estate agents can go to for advice. I realize the sentiment among agents in the real estate community is that lawyers always say no to questions because the liability is too great, but that's not necessarily true. Lawyers, believe it or not, try to find ways to make transactions close. But sometimes, it's impossible to find a work-around because the parties could be committing fraud.
As an experienced and trusted Sacramento short sale agent, it's my job to maintain my fiduciary relationship … (35 comments)

lyon real estate: Starter Home in Natomas Offered as a Short Sale at $175,000 - 01/17/10 12:59 AM
I don't know about you, but I've seen some Sacramento short sales offered at $175,000 in areas and conditions you wouldn't want your dog to live in. This Natomas short sale, on the other hand, is located in the delightful community of Creekside Village, and it's in great shape.
Built in 2003 by KB Homes, it has 3 bedrooms and 2 baths. One of those bedrooms is located at the front of the home, near the entry, making it a perfect room for a home office.
The sellers upgraded some of the hardware, put in ceiling fans and installed over-sized travertine … (9 comments)
