I try to keep my deleted emails under control but that danged Equator No Reply fills it up quickly. That's because Equator now sends an email to say I have an email in Equator. It used to send the email content. That was pretty cool because I could read what it was about. It doesn't do that anymore. And every time an email is generated in Equator, I get

When the market tanks, agents get edgy. That's no big surprise. Agents tend to get their knickers in a twist when they see their income swirling into an abyss. How will they eat? How will they pay their own mortgage? Will they still be a real estate agent next year or will they take up camp sleeping under a bridge? Real questions. Real problems. I will do just about anything to sell a Sacramento short sale. Some days, I feel like Cal Worthington. I would eat a bug. Did you know that Cal Worthington just got remarried for the third time? Ha. When I woke up this morning, I did not know what day it was. It was still dark and my husband was out of bed. That meant even though I thought it might be Saturday, it wasn't. Was it Monday then? Friday was the wrong day for techno glitches. First, ZIPforms would not recognize data fields on the signature lines. This means all those home buyers scrambling for the home buyer tax credit had to manually insert the date on their contracts. I thought I'd receive more offers on my listings than I received from buyers hoping to get into contract by April 30th. I managed to put another Sacramento short sale into contract yesterday but an offer on an Elk Grove short sale isn't likely to pan out. Two things in this universe that mean the most to me (outside of family and pets) are my MLS access and my Display Key. For what seems like an eternity now, I've been using a token, some screwy little device that continually changes a series of 6 digits, which I have to enter into a security box as my final step to access MLS. My husband laughs at Sacramento drivers who, upon leaving the vehicle, turn around and point the key remote at the car to lock it. That's because some people think it works like a TV remote, which emits infrared signals to the TV, but it doesn't. It sends its signal by radio, through the air. So, you don't need to face the vehicle to lock it. Although, I admit that I do look at the car, just to make sure the lights flash, which tells me it is definitely locked. I don't have any problem with multi-tasking except when facing certain types of death-related circumstances. While some people can't walk and chew gum at the same time, I routinely multi-task. It's often the only way to get things done during the day. For example, I might be brushing my teeth while talking on my cell. It's easy. You can do it, too. The problem with some listing status modifiers such as "active short contingent" in the Sacramento MLS -- and other MLS systems around the country -- is that home buyers don't know what they mean. Some agents don't understand the modifiers either. In fact, MetroList abbreviates this modifier as "active short cont," which seems to add to the confusion. People wonder are they talking about writing a contract on a short sale? What does it mean? I uncheck this status when I set up automatic MLS listings for my prospective home buyers. Last week an agent called because she could not gain access to conduct a home inspection on one of my vacant short sale listings. The sellers had already moved out of town. Usually I try to get an extra key from my sellers, just in case an agent breaks a key in the lock, but I had no extra key for this listing. She told me the lockbox wouldn't open. A Sacramento home seller called me yesterday to complain that when he came home from picking up his children, he discovered strangers had entered his home without permission. The fact that the intruders were a buyer's agent and buyers wasn't readily clear, and my client was understandably freaked out. I promised him I would put the agent on notice that he is not permitted to enter a home simply because he can spot a lockbox on the gas pipe. He is required to check MLS showing instructions. My MetroList subscriber log-in screen has a message for me this morning. It shows a couple of beaten-up New Years Eve noisemakers and this note: "Have a Fine 2009." I wonder if the marketing crew at MetroList were limited by space requirements for characters or if they simply decided that it's cute to rhyme 2009 with fine, but it makes me scoff. A fine 2009?
