One of the good things about the free market enterprise system is it seems to weed out the incompetent from the competent. But not always. That's why the more experienced should watch out for the little guys and help them along. Protect them, if we can. Believe it or not, I have represented clients whom I thought understood how real estate commissions work only to discover on subsequent transactions that they were clueless. As a result, I always explain how commissions are paid upfront, even to buyers who don't believe they are paying the commission.
For the most part, all real estate commissions are part of the sales price, and the sales price is basically market value. So, the sales price has not been inflated to include commissions.
