My sister asked me whether I had received everything I wanted for Christmas. Then she answered her own text message with: "Of course you did; you're in Hawaii." But that's only because she did not know about the email from a buyer's agent sent on Christmas Eve and received on Christmas Day. Some gifts you can do without. As a result, I did not pass on the information in that email to my clients. I withheld it. Sue me. They can wait to hear it today. I just finished reading Justin Halpern's cute little book -- when did they start publishing these tiny hardbacks? -- called Sh*t My Dad Says. It's a fun romp and totally engaging, not to mention, although appalling at times it contains a lot of common sense. Gotta say, though, by comparison, it made my dad look like Mussolini. Some of it made me laugh out loud. My husband thought the author was a bit self-centered. He said, "What kind of guy takes off for Mexico on a whim and doesn't think his family will worry about him?" Um, I raised my hand.

Lockbox day came and went on Saturday. But I didn't have time to collect all of my lockboxes from my closings last week because one of my Land Park / Curtis Park buyers needed me to draft a Request for Repair. Picking up lockboxes falls to the bottom of my priority list when a client calls. I had tried to remove the lockbox from a certain Sacramento listing the day after closing, but the buyers had locked the exterior screen door. My lockbox was attached to the inside door handle. As I entered the west bound on-ramp to Business 80 from H Street in Midtown, I noticed a sprinkler head was busted. Water sprayed straight up into the air. Not only might that gusher spray vehicles coming up the on-ramp, but it was wasting precious water in Sacramento. I fumbled for my cellphone -- probably taking my life into my hands -- because that on-ramp dumps you into the off ramp for P Street, forcing drivers to navigate out of that exit lane and into traffic, much of which is hell bent on scooting over to the W / X freeway.

There's a good reason for agents to hang on to old escrow files in paper or digital format. Especially buyer's agents. That's because somewhere along the road the buyer might become a seller, and those inspections -- performed when the seller was a buyer -- could become important seller disclosures to the next buyer. A listing agent and home sellers are required in California to disclose all material facts to a home buyer. Because of HVCC, some buyers are standing on shaky ground if they release contingencies. It's considered typical practice due to standard verbiage in the C.A.R. purchase contract to release contingencies on the 17th day after contract acceptance. Of course, there is a box to check that leaves the loan contingency in place until close of escrow, but try checking that box and see how far you get with the seller. How a home buyer handles a Request for Repair depends on what type of repairs are needed. For example, if the water heater needs to be replaced, a buyer might specify a brand of water heater and ask that it be installed with a permit, if a permit is required.
