sacramento real estate agent: Why Don't You Hire the Sacramento Agent Who Sold You the House? - 08/11/15 01:08 AM
You can't help everybody in real estate, you know, even when you're completely sincere, for whatever reason, some people can take what you say the wrong way. Some dude on another website sent me an email this morning, probably a duplicate that he sent to many other agents on that site, asking for a sales price on a home his girlfriend owns, which she bought after it languished months on the market about half a year ago.
I suggested he go back to the Sacramento real estate agent who sold it to him and call it a day.
Whoa. That was NOT what … (9 comments)

sacramento real estate agent: Name Four Streets Six Blocks Away From Your Home - 06/11/15 02:04 AM
Nah, that's not a quick question, to name four streets 6 blocks from your home, because unless you're a real estate agent who has most likely memorized every street and in order from north to south and east to west in any given area of Sacramento, you probably don't know. I sell homes from Elk Grove into Midtown where my office is located, and all the way out to Roseville and Lincoln, and the answer when I ask sellers about the specifics of their neighborhood or a certain street is almost always the same. They don't know. This just baffles me.
I … (5 comments)

sacramento real estate agent: Sometimes The Best Answer is Don't Sell That Home Yet - 06/09/15 11:47 AM
I was looking through MLS yesterday at how many homes I have sold because I have never tallied them, but MLS only goes back to October of 2008, before running into the archives. If it is to be believed, I have sold 565 homes in the Sacramento area over the past 6 years, and maybe more since then. I wonder how many I have sold in my life? I have no idea, actually, because I don't keep records going back 40 years.
But one thing has not changed in all of my years of real estate, and that is I am still … (11 comments)

sacramento real estate agent: What is So Hard About Are You Working With an Agent? - 03/10/15 08:44 AM
There are lots of things that are difficult to answer, and are you working with an agent is one of those things. For starters, when an agent springs that question on an unsuspecting home buyer, the first reaction is generally, why no, I am not. And then the buyer feels like, hmmm, maybe there is something wrong with me, and perhaps I should not admit that I do not have an agent. After all, I am not a loser. I have no capital L embedded on my forehead. If everybody has an agent, why, I must have one as well. Is … (11 comments)

sacramento real estate agent: What Home Buyers Want Today vs 40 Years Ago - 11/16/14 11:19 PM
There are times in just about every Sacramento real estate agent's life when she realizes that first time home buyers today have little idea how many amenities they get in a home versus what people used to wish for years ago. I don't mean just four walls and a roof over your head, but the items that a home buyer hopes to find in a home. Those little details on your wish-list that can make a big difference and ultimately increase your overall satisfaction with your home and life in general.
Yes, home buyers today pay attention to the little details, … (9 comments)

sacramento real estate agent: Some Elk Grove Homes Could Use an XMP Burster - 11/16/14 01:15 AM
Tomorrow I have many lockboxes in Elk Grove to retrieve, and that will give me an opportunity to collect more XMP bursters for my Ingress game. I ran out of weapons yesterday in Land Park and had to pace back and forth between portals to pick up more XMP. I'm sure people in the park wondered what this nut-job was doing walking back and forth across the grass while staring at her cellphone.
Although I did manage to create several very impressive control fields, making me rank as agent #90 for Ingress for my team. I may never rank in the … (3 comments)

sacramento real estate agent: Do Agents Like Working With Lawyers in Sacramento? - 11/14/14 12:24 AM
Perhaps part of the reason this Sacramento real estate agent tends to gravitate toward working with lawyers as clients is because the public often hates them just as much as they hate us. We're in the same club, occupying the same rung on the ol' totem pole, sipping the same bourbon Manhattan over at Ella. I suspect many real estate agents, however, dislike working with lawyers because they're always worried that a lawyer will sue them for something, for some kind of innocent mess up.
Not every lawyer is focused on going to court. Not every lawyer is "sue happy" either. … (8 comments)

sacramento real estate agent: Ingress Portals from Midtown to Land Park and Agents - 11/11/14 09:54 AM
My friend Myrl Jeffcoat posted a blog yesterday with photos of the statues dedicated to veterans in Sacramento, and I could not help but think about what great portals they would make for Ingress. They probably already are portals. On Veteran's Day, my husband had the day off and the phones were fairly quiet, along with email, so we took a few hours off to go to lunch at Hook & Ladder in Midtown.
Steamed mussels in creamed polenta, coupled with a chicken salad featuring tender beets and sweet goat cheese hit the spot, as did the fact we were surrounded … (6 comments)

sacramento real estate agent: This Agent and Real Estate Radio Network - 11/10/14 01:41 AM
Sometimes I write what I call public service announcements (PSAs) and what other people call a lawsuit waiting to happen, especially when those other people are unhappy with my thoughts about a subject near and dear to themselves or my presentation of the facts.
Not that it would change my opinion or alter what I have to say. People often forget that we are all entitled to our own opinion and we might interpret things differently than somebody else. As long as we're being honest and truthful and not making up any crap, we are allegedly free in this country to … (10 comments)

sacramento real estate agent: Sometimes it's Better to Just Pay the Twenty Bucks - 11/08/14 01:24 AM
While in Roseville yesterday getting the locks changed to a vacant home I'm listing, I also conducted my agent visual inspection and shot photos. During this process, I realized there were no carbon monoxide detectors in the house. My seller lives thousands of miles away. This is why I sometimes carry emergency backups in my trunk. They're only twenty bucks a pop, and if it makes the escrow go smoothly for all parties concerned, I'll install them myself. Twenty bucks is a tip. Twenty bucks is what I gave a buyer's agent yesterday to stop whining. Twenty bucks will get you … (14 comments)

sacramento real estate agent: The Biggest Benefit for a Sacramento Real Estate Agent - 11/06/14 12:50 AM
There is a huge benefit to being in the real estate business for a long period of time, and it's not just the money nor the recognition. In fact, I don't really care if people don't immediately recognize my name or if they think I am related to the law firm in Sacramento, which I am not. Some people see the name Weintraub and know they've heard it somewhere but can't quite put their finger on it. Many are probably confusing me with the former reporter at the Sac Bee. Only a few pay attention to real estate signs all over … (3 comments)

sacramento real estate agent: The Value of a Sacramento Real Estate Agent - 11/04/14 01:03 AM
A client is closing her home today in Campus Commons in Sacramento, a home she bought earlier this summer in hopes that a family member would move into it. For a variety of reasons, that didn't happen, and the seller had spent quite a bit of money fixing it up and remodeling. It was pretty enough that we sold it almost immediately, and the seller is coming out ahead.
She emailed yesterday to say thank you for selling her home and to ask if I would be willing to work with another friend of hers in Greenhaven. Her friend wants to … (4 comments)

sacramento real estate agent: Consider the Winter Months for Sacramento Home Buying - 11/02/14 01:14 AM
I find that Sacramento home buyers generally like to do what everybody else is doing, and they find comfort in numbers, following the herd. When everybody is buying real estate, that's when they are out in full force, competing, negotiating and trying to find that perfect home. When everybody is not, when home buying slows and the market is quiet, they don't want to venture out alone, yet that is typically when they will get the best bargain, especially when buying their first home.
Don't overlook the winter months as a window of opportunity to buy a home in Sacramento. Another … (5 comments)

sacramento real estate agent: About the Eagles and Overpriced Homes in Sacramento - 10/28/14 02:30 AM
My husband is finally coming today from his family visit and boys' get-together in Chicago. He has been gone for almost two weeks, and I have had to fend for myself. It's been a challenge to fix my own meals and run the household without him. Of course, I haven't done anything really desperate like do my own laundry; I'm just piling that up.
I've also been in charge of the remote control. We generally watch the same TV shows because we share similar tastes but I know that watching The History of the Eagles on Netflix was not a documentary … (6 comments)

sacramento real estate agent: The Source of Difficult Sacramento Home Sellers - 10/27/14 03:20 AM
There are some listings I pick up and run with, which were once listed by another agent, where I just know the former agent was glad to get rid of the listing. It's often written all over it, and I can also sometimes hear it in the caller's voice when the seller first contacts me. It's like a sixth sense of sorts.
I recognize these situations as those in which the agent let the seller walk all over them and did not put down her foot. When that happens, chaos is a result. And, sadly, then the agent loses the listing, … (8 comments)

sacramento real estate agent: Where Have All the Counter Offers Gone? - 10/26/14 01:50 AM
Some agent called me earlier this morning to say Wow, you are the first agent to answer her phone! Well, no shit sherlock, it was 8:15 Sunday morning. What did she expect from agents? Huh? Give us all a break. I am the only agent crazy enough to answer her cellphone. I'm just sitting here reading the Sunday newspaper, petting the cats and waiting for counter offers to come back.
Sometimes we can send out a counter offer to a buyer's agent and the agent vanishes into the woodwork. The least one could do is let me know whether the buyer … (13 comments)

sacramento real estate agent: If You Upgrade to the iBox Lockbox Exchange in Sacramento - 10/25/14 03:37 AM
When I first heard that Sacramento is finally getting our iBox upgrades to the new bluetooth devices, I was really stoked, until I got the details. I had been waiting since last year for MetroList to make the announcement that the Supra iBox lockbox exchange was coming. So, naturally, I had to do a little investigative work about how this works and how other MLS systems across the country handled their iBox exchanges. It is painful to say that we in Sacramento are receiving the crappy end of the deal.
I don't know if MetroList cares much about how it is … (22 comments)

sacramento real estate agent: Predicting Challenges in Sacramento Real Estate - 10/23/14 01:17 AM
I freaked my own self out yesterday when I discovered that I had already taken care of a situation that was about to arise a few weeks ago and had forgotten about my foresight. I didn't realize I had already handled the problem when I was presented with the situation. Once handled, out of my brain. But my systems had been in place, my radar had gone off, and I had taken care of it 2 weeks ago.
It happened again this morning on another transaction that when I first looked at the paperwork, my initial reaction was how could I … (6 comments)

sacramento real estate agent: Please Don't Send This Agent to the Grocery Store - 10/21/14 11:19 PM
Another escrow closed yesterday. This was one of those rare Sacramento short sales that we started at the end of June but they all eventually close. Three to 4 months, start to finish on average because they all seem to have 2 loans and they are all HAFA. Knock on wood, I haven't had any fallouts from the short sale end of my business for years. That's because we vet the buyers carefully, choose the most committed and closest to market value so the bank will accept the offer, on top of making certain the sellers are qualified.
I've closed hundreds … (5 comments)

sacramento real estate agent: Dealing With Offers in Today's Sacramento Real Estate Market - 10/20/14 12:43 AM
I was reading about some stand-up comedian this weekend who made the statement that he is not a foodie, he is an eatie, which made me laugh. Not as hard as I laughed when I went to Walgreens and tried to pay for my flu shot by writing on the screen with a pen instead of depressing the keypad, but still outloud. I suspect the reference means he thinks that foodies are somewhat stuck up and snotty about their food and dine only on expensive, exquisitely prepared meals, when that perception is pretty far from the truth. For example, sample a … (5 comments)
