sacramento real estate agent: Let's Talk About Open Houses in Sacramento and Elsewhere - 10/17/14 01:55 AM
Every once in a blue moon, I run across a home in Sacramento that is not a good candidate for an open house, but that's pretty rare. For example, a bad candidate for an open house in Sacramento might be a home that is too messy and not in open house condition, or situated in a neighborhood where residents dodge daily bullets, but the truth is most homes in Sacramento are excellent candidates for an open house.
Apart from the support provided by my team members, I routinely am on the search for open house agents because I can't be in … (6 comments)

sacramento real estate agent: Staying a Happy Agent in the Midst of Chaos - 10/14/14 02:28 AM
I've noticed that when some of the more challenging real estate transactions close, all of the horrible problems that were once associated with them tend to dissipate and our recollection becomes a bit a faded. Or at least it does with me. I recall transactions not being half as bad as they actually were when they were happening. I think it's probably because I have coping mechanisms in place that remove unpleasant people from my reality.
How else can I be such a happy agent in the midst of chaos?
An agent on Active Rain asked how to deal with rude … (7 comments)

sacramento real estate agent: Parallels in 1970 Real Estate to Sacramento Real Estate Today - 10/13/14 01:57 AM
I managed to scrape away a little extra time Friday afternoon to work on my article for About.com and finish my weekly homebuying newsletter on my homebuying website a day early. Yay. This freed up time on Saturday afternoon so I could drive over to Arden Fair in Sacramento to make an exchange at a store. Except for fielding calls about my listings and delivering information to buyers, I was somewhat unchained from real estate in that I was not tethered to my computer. But it doesn't mean my phone didn't ring, and I still handled calls from agents and buyers. … (5 comments)

sacramento real estate agent: Lyon Real Estate Mobile App Leads to a Purchase Offer - 10/11/14 02:02 AM
An astonishing thing has been happening lately with Sacramento real estate agents out in the field. It appears they don't have an app they can use to find listings. MetroList pretty much sucks, if you want to know the truth, and it doesn't work in a user-friendly way on mobile. MetroList is a monopoly, so it pretty much has its subscribers by the gonads. They really love me over there, I can tell, LOL.
I like my own app that I get through my company with the Lyon Real Estate mobile app, and there is always Zillow or Trulia or Realtor.com  … (8 comments)

sacramento real estate agent: When Home Buyers Intend to Cancel a Contract Before Acceptance - 10/03/14 01:27 AM
There are days recently in Sacramento real estate when I feel like some of us agents are the butt-end of a joke about how many home buyers it takes to screw in a light bulb or buy a house. Is the third time a charm? The fourth? You tell me. It seems buyers are signing purchase contracts like they are rockstars signing autographs for fans. Here's one for you, and one for you and one for you.
They'll go through countless hours of counter offers, too. See, my sweet, isn't this fun, we're getting all of this attention? But they have … (11 comments)

sacramento real estate agent: A Crucial Message for Sacramento Listing Agents - 10/02/14 02:14 AM
I encourage Sacramento listing agents to step up their game a notch and to reach out, touch their home sellers more often. Let your sellers know what's going on with the sale of their home. Keep your sellers informed, even if you don't have any good news to report. Call, email, text. Write a letter. Make a personal visit.
Any scrap of information you get that is relevant to their home or their sales process, deliver it. Don't just sit on it. Don't think because the Sacramento real estate market is slower this fall that you don't need to continue to … (3 comments)

sacramento real estate agent: Helping Seniors Use the Internet for Real Estate - 09/28/14 02:06 AM
There seems to be resistance to technology among seniors, and many older agents today don't even write a blog or socialize on other websites. People can be very stubborn. I was never really one of those people. Well, I'm not saying I'm not stubborn because I certainly can be, but I have always embraced technology. It fascinates me. It frustrates me, too. But it enlightens, it makes my job so much easier, and the benefits of being online and connected are enormous. Any time a  question pops into my brain, and I'm driving around Sacramento, for example, on my way to … (8 comments)

sacramento real estate agent: Drawbacks to Retail Shopping in Sacramento - 09/26/14 02:45 AM
If you're wondering about the future of real estate in Sacramento and elsewhere in the country, let me share a few insights with you in the link at the end of this blog but to get there, I first want to talk about retail shopping in Sacramento. Now about twice a year I go shopping, and I usually end up at Nordstrom either at Arden Fair or the Westfield Galleria at Roseville. My last trip I bought a pair of distressed boots that looked like they had been thrown off the wagon train and stomped on by a herd of buffalo, … (5 comments)

sacramento real estate agent: Tips for Shooting Better Photos of Homes in Sacramento - 09/25/14 02:03 AM
There are times that there is nothing a Sacramento real estate agent can do to improve the viewing quality of a home. It's just what some of them are and the way people live. You can ask home sellers to make the home look like nobody lives there, yet when I arrive, the kitchen looks like they never put away their groceries for the past year and, in an effort to tidy up, somebody dashed through the kitchen opening all of the cabinet doors and hanging stuff from them.
At least my photos are clear, bright and, depending on the height … (11 comments)

sacramento real estate agent: Why You Oughta Turn Off Cellphones at a Funeral - 09/16/14 02:31 AM
There are basically 3 times in my life when I turn off my cellphone, which is really kinda odd when I stop to think about it. I leave it on while in restaurants or with clients -- so I can always hit a fast reply text message to callers so they get some kind of response from me even if I'm not picking up. But there are some situations in which you just can't be wired 24 / 7, no matter what:
In an Aircraft At a Movie Theater Attending a Funeral I went to the funeral of an associate who … (13 comments)

sacramento real estate agent: How Does Sacramento Home Staging Work? - 09/14/14 02:01 AM
Now that the real estate market in the Sacramento metro area has cooled a bit and the days on market are becoming longer -- which is normal for our present market -- Sacramento home staging is coming to the front and center of most transactions. More sellers are searching for answers about Sacramento home staging and considering hiring a professional stager; whereas a few years ago, this had not been the norm. But in today's market, depending on the home, location and amenities, it's almost a necessity. Not only that, but home staging pays for itself and then some.
You might … (5 comments)

sacramento real estate agent: Retribution for Home Sellers if Tenants Damage a Rental - 09/11/14 12:48 AM
Working with tenants when my clients are selling a home usually goes pretty smoothly. I respect tenants' rights and give them a lot of leeway when making appointments to show homes. I realize that from a tenant's perspective, there is nothing in it for them, and it is an intrusion plus an inconvenience. We are treading on their privacy, and they don't like it.
But there are also the hostile tenants we Sacramento real estate agents have to contend with, and they aren't likeable in the least. You can read more in my personal blog today about what happens when Tenant Damage … (5 comments)

sacramento real estate agent: This Sacramento Realtor is on the Zillow Agent Panel - 09/09/14 01:37 AM
Sacramento real estate agents might have heard about the Zillow Select Summit Conference coming to Sacramento on Thursday. It will be held at the Courtyards by Marriot over by Cal Expo at 10 AM. What you might not realize is I been invited to speak on the agent panel.
Since I'm going to the event regardless to hear market updates and peruse vendor-wares, it seems like a fun thing to participate in, plus, I've been working with Zillow leads for years, quite successfully, I may add. I could very well be Zillow's top Sacramento real estate agent at the moment.

sacramento real estate agent: Can Apps Do Everything a Sacramento Real Estate Agent Needs? - 09/06/14 01:34 AM
I've always said I needed somebody to follow me around and pick up the stray leads I let fall through the cracks, and now I have that solution. No, it's not an app. Yeah, I've examined many of the lead follow-up programs that are available and none do exactly what I need. I'd rather not pay a monthly fee to a robot that doesn't conform and is not custom-tailored to suit my purposes.
Many people, and that includes real estate agents, use apps for just about everything. In fact, nobody has assistants or secretaries anymore, which is how we've come to … (7 comments)

sacramento real estate agent: Which Home Buyer in Sacramento Loses Out the Most? - 08/27/14 12:09 AM
People think because I talk so much about my love for VA buyers and how much I enjoy receiving purchase offers from VA buyers that I am this extremely patriotic person, and that's not really the entire picture. Well, I do feel patriotism, but it's not due to VA buyers, LOL, any more so than an agent might feel working with an FHA buyer, since those loans are guaranteed by the United States government.
One of the reasons most agents I know in Sacramento truly appreciate VA buyers is because once they commit to a transaction, they stick with it. They … (3 comments)

sacramento real estate agent: Accepting an Offer Just as a Buyer's Agent Arrives - 08/26/14 01:51 AM
No matter how hard I try to quickly respond to agents, there are always buyer's agents who think a Sacramento listing agent should do more. Even if it's outside of our scope of practicality and possibility. Like this guy yesterday who called my seller to make an appointment, and she did not recall who he was except that he would show up at her home at a certain time in the afternoon. She was about to accept an offer in DocuSign and asked whether she should let the agent inside after she signs the offer.
My response to her was yes. … (5 comments)

sacramento real estate agent: Are You Looking for a Pet Friendly House to Rent in Sacramento? - 08/24/14 03:09 AM
I have clients who are looking to rent a home in the Sacramento area, possibly as far as Auburn or in the foothills of Placer County, because they want to be closer to Roseville and Folsom. They are presently waiting for short sale approval, which we already received once before the buyer bailed on these poor people. They have big dogs, and the dogs are old, which makes it even more difficult to find a rental.
It doesn't have to be a huge house or a glorious home with tons of square footage; it can be small as long as there … (6 comments)

sacramento real estate agent: As a Woman I am Thrilled Mo'ne Davis Inspires Us to Throw Like a Girl - 08/20/14 12:40 AM
I imagine every young girl in America right now wants to grow up to be like Mo'ne Davis. And what pressure that's got to put on that thirteen-year-old superstar from Philadelphia. That sudden fame appearing overnight and adoration of fans has got to be horribly jarring. I've always said that if I had to choose between being rich or famous, you know that game you play with your friends when you're a kid, which would you choose -- well, I would not choose fame.
It's bad enough that I can't go out to lunch in Sacramento wearing no makeup, a torn … (9 comments)

sacramento real estate agent: No Lip Service About the Time to Buy or Sell a Home in Sacramento - 08/15/14 02:11 AM
It seems like lately every seller I've ever talked to in Sacramento is on the phone calling or on the computer sending me an email. I know that's not possible, but it's what it feels like to me, which is OK. I truly thrive when I am busy. They are asking if now is a good time to buy or sell a home in Sacramento, and that's an excellent question. If you read the Sacramento Bee this morning, you'll see the view that the market is somewhat stable, and I agree with that assessment.
What is implied but not discussed is … (5 comments)

sacramento real estate agent: Tips for Marketing Homes in Sacramento - 08/09/14 01:55 AM
I contribute to a lot of nonprofits because I believe it's important for people to support causes we believe in and to give what we can. What is not really appreciated by me is when I make a contribution and the next thing I know my name is sold to a bazillion other nonprofits and I get flooded with requests. I also don't much like the marketing techniques that rely on the two-punch principle of persuading a donor to a) contribute more often and b) to make higher contributions.
Although I can't help but admire the techniques. I study what makes … (6 comments)
