sacramento real estate: Dealing With Buyer Agent Mistakes After Closing Escrow - 07/26/18 08:23 AM

The relationship a buyer's agent maintains with a listing agent throughout an escrow tends to set the pace for future interaction. I'm not saying listing agents all have long memories, nope, that's what the Bad Agent File is for, heh, heh. In my business, I deal with way too many agents to recall the specifics of each.
It can be even a bit weirder if an agent has been openly hostile or arrogant. Makes it sorta hard for that agent to later beg for help. But it happens. I've watched the transformation happen before my very eyes. You can read more in my … (8 comments)

sacramento real estate: The Story About Anna Way is a Story of People - 07/24/18 06:37 PM
So often when I write about my day in blogs, I get rather technical. All hung up on some legal point or some new maneuver I've figured out to bypass an annoyance. While it doesn't happen to me all the time this way, it can be easy to forget about the people in a real estate transaction. I tend to compartmentalize steps to a transaction. Mostly focused on the outcome.
Then, when a transaction closes, I talk about the things I did right and how I orchestrated certain scenarios. But today, I'd like to talk more about the other side of the … (7 comments)

sacramento real estate: Dealing With Unusual Bay Area Buyers in Sacramento - 07/24/18 08:14 AM

What we may see as unreasonable behavior in Sacramento real estate from Bay Area buyers could also be viewed another way. An unreasonable buyer could instead be an unusual buyer with specific criteria to which we Sacramento listing agents are unaccustomed. Communications we might find stark and antagonistic could alternately be viewed as direct and to the point.
But most important, just because an offer contains mistakes and seems wrong to us does not mean we should not work with it. Yup, after writing these words, I can clearly see we have arrived at the tail-end of our strong seller's market in … (10 comments)

sacramento real estate: Should Buyers Sleep On It Before Buying a Home? - 07/22/18 08:43 AM

Not a Sacramento buyer's agent out there who doesn't want her buyer to be thrilled with the purchase of her new home. And right along with that, rare to find an agent who doesn't cringe when buyers announce they want to take another 24 hours to think about their purchase.
You know what happens to those red shoes you're not so sure you want to buy at Nordstrom? You decided to wander a few other stores, and when you come back to look at the shoes again, they are gone.
Same deal with a house. Houses don't stay on the market forever … (12 comments)

sacramento real estate: Why is the Buyer Unhappy With a Low Appraisal? - 07/21/18 08:36 AM
No matter how many times I say it, still a bit astounding when people exhibit narcissistic behavior, as though the world completely revolves around them. I want to fall back on logic and believe they will eventually see the other side or at least one other way of looking at the situation, but no. Sadly mistaken. Too wound up in their own existence. To some extent, aren't we all?
After soothing over sellers' expectations over a low appraisal, I was also prepared for the buyer to be unhappy about the low appraisal. Never met the buyer, and I know nothing about the buyer … (12 comments)

sacramento real estate: How a Southside Park Bungalow Went Pending So Fast - 07/18/18 06:32 PM
I worried a little bit when my seller said he planned to leave town and go to a place without cellphone or internet. He described the place of a friend who lives with a dead plant hanging over his kitchen sink for years. This would be bad to get a bunch of offers and not be able to call or email the seller.
Also, some of the buyers who appeared to be very interested were not putting pedal to the metal and signing an offer. They dragged their feet. Probably walking the neighborhood, talking to friends and family, trying to decide what … (10 comments)

sacramento real estate: Buyer Due Diligence Can Be a Good Thing in Sacramento - 07/16/18 08:58 AM
Lately I've been noticing a bit of grumbling from sellers over questions asked by buyers. There seems to be a big uptick in buyer questions, which tells me that buyers might be even more cautious than we think. I know it takes them longer to make a decision in our changing Sacramento real estate market. Earlier in the year, homes were snapped up within a few days.
Buyers are now hesitating, sleeping on it, performing some due diligence even before writing an offer. Then, once they get into escrow, I seem to be receiving an abnormal amount of additional questions from … (8 comments)

sacramento real estate: How to Be the Sacramento Agent Other Agents Refer - 07/11/18 06:07 PM
When I worked on short sales, back in the market crash days, I routinely received referrals from other agents in Sacramento. But that's because those agents had half a brain and did not want the madness that accompanies short sales. Plus, they knew I was a specialist in that area, and their clients would be in good hands.
Fast forward to today, when most people have equity, and it seems I am still an agent other agents refer. As a listing specialist who does not work with buyers, I guess the word has gotten around. An agent I did not know sent … (7 comments)

sacramento real estate: A Trick to Help Prepare Home Sellers in Sacramento - 07/10/18 06:45 PM
When I promise my potential sellers that I will never leave them wondering about what is happening with the sale of their home, I mean it. I don't promise things I don't mean. It means I know what it's like to have your home on the market. Every day you wonder: will it sell today? Will the buyers who just toured my home want to make an offer?
Part of my job is to relay this information to the seller and to keep the seller informed. The worst email I could ever receive would be from a seller telling me they … (8 comments)

sacramento real estate: What Is Happening in the Sacramento Real Estate Market? - 07/10/18 09:05 AM
If the Sacramento real estate market makes you feel like there's something happening here; what it is ain't exactly clear, then you've come to the right place. We're at the tail end of a long strange trip. What is wrong with me this morning, I can't stop the music, LOL. Every thought that pops into my head, it's like we have an app for that, no, wait, it's a song.
Yes, no doubt about it, Gwen, our market is a big squirrely. We are spooning up a big old second-serving of bok choy but two minutes later you're hungry again. Hey, Chinese … (3 comments)

sacramento real estate: Three Great Open Houses Today in Sacramento Metro - 07/01/18 09:07 AM
This year we had to pick which weekend we would not hold an open house for the Fourth of July weekend. Most July 4th weekends are easy to define because they involve a 3- or 4-day weekend. This year, with the 4th of July happening smack dab in the middle of the week -- and thank goodness this is one holiday the government doesn't change to "oh, let's just make it a Monday," when it's not -- well, it's a bit more complicated.
Further, celebrating on some other day like a Monday is like saying, let's celebrate Christmas at Thanksiving because … (3 comments)

sacramento real estate: What Happens When Home Sellers Need More Money? - 06/30/18 10:07 AM
Home sellers always want to know what they can do to make more money on the sale of their home. Some sellers might even be glued to a certain sales price, a number they roll over and over in their minds. Often, that number is not based on reality but on a future wish, a desire, a hope, a zestimate, ha, ha, ha.  Or, it's based on what their neighbor thinks, an unemployed war veteran, and if you can't trust a war veteran to provide top-notch financial advice, whom can you trust? And, we thank them for their service.
Or, maybe sellers … (18 comments)

sacramento real estate: How to Get Sacramento Sellers to Help with Closing Costs - 06/26/18 07:05 PM
There are quite a few first-time home buyer programs available that will help buyers with closing costs. However, they generally add an extra layer to the mortgage process. Could involve attendng a class for first-time home buyers. And sometimes these loans need to be repaid at a future date.
Not to mention, not every seller gets excited about home buyers utilizing down payment assistance. Some sellers think if the buyer finds a defect that the buyer can't afford to repair, the buyer will cancel. So sellers gravitate toward offers with more generous down payments.
But there are other ways to get help. … (7 comments)

sacramento real estate: How Much Should LGBT Share With Home Sellers? - 06/26/18 08:29 AM
When buying a home in Sacramento during a seller's market, it's not as easy as just writing an offer. Often, a buyer needs to "sell" herself to the seller. She may need to give the seller a better reason to choose her offer over other offers. One of the rules of sales is to avoid presenting information in any sort of light that a seller could consider a drawback.
For example, you don't know the seller's politics. This is divisive territory.
You may feel your beliefs are very personal, and you're driven by morals and principles to take a stand with … (10 comments)

sacramento real estate: Can Sacramento Sellers Turn Down Full Price Offers? - 06/25/18 08:47 AM
This subject reminds me of sellers from last fall who refused a full price offer. They did it by countering the offer. Now, their home faced the freeway, of all things. You could watch from the front yard the big rig trucks and strings of cars whizzing by overhead. The location was noisy and visually unappealing.
After 3 weeks on the market, we finally received a full price offer and the seller rejected it. Why? Because they thought they should ask the buyer to pay more than they were asking simply because it was a seller's market. They did not realize how … (15 comments)

sacramento real estate: About Reviewing Offers on a Future Date - 06/23/18 10:00 AM
In many ways, reviewing offers on a future date makes it much easier for a Sacramento listing agent and her seller. However, that tactic can also backfire in so many different ways, which is why I would like to discuss this concept today. It sounds very appealing to tell a seller she can list her home for a week or two, gather all the offers that float in her direction, and then, over a cold drink, leisurely choose which to accept or counter.
But that scenario only happens in the best of all worlds. It can also blow up in your … (20 comments)

sacramento real estate: Where is the Office of Your Sacramento Realtor? - 06/22/18 09:07 AM

Fortunately, for this Sacramento Realtor, my company, Lyon Real Estate, maintains 17 offices throughout the Sacramento region, so I can pop in to meet clients at any of them. However, I imagine in the next decade all of that will or probably should change. Brick and mortar is so 2005. At least not the size and scope we have in operation today. Who needs all of that empty space?
IIRC, I last met face-to-face with a potential client, a seller, in my Elk Grove office maybe two years ago. For me, when listing homes, I just go to their house. I can … (3 comments)

sacramento real estate: If You Cannot Sell Your Home in Sacramento - 06/20/18 09:42 AM
Even though we have an increase of inventory in Sacramento, demand seems to match. However, some homes in our incredibly hot seller's market are not selling. Why is that, do you think? I know everybody likes to say price, but it is not always price. Part of it is the expectations Millennials have set for themselves. They tend to look at properties differently than, say, Baby Boomers.
And I blame the darn flippers for the Millennial attitudes. Because solid older homes without updates are not as desirable to buyers anymore. Ten years ago, those types of homes would be snapped up, but not … (3 comments)

sacramento real estate: Affordable 3-Bedroom Home in Sacramento Under $250,000 - 06/07/18 09:57 PM
Most home buyers in Sacramento are somewhat hardpressed to find an affordable home in Sacramento under $250,000. If they do, it is probably not a 3 bedroom home in Sacramento. And it might be very small or located in a fairly lousy location or need a ton of work.
This 3 bedroom home in Sacramento fits none of those qualifiers. Further, it features two full baths, and a bonus room. The bonus room is a separate structure in the back yard with electricity, which offers endless possibiities. Need storage? A hobby room? Separate office space? Man cave? Place to hide the bodies? … (3 comments)

sacramento real estate: Buyers Who Do Their Agent's Job and Call Listing Agents - 05/29/18 08:13 AM
Agents are programmed from birth it seems to ask people they meet if those individuals are working with an agent. Nobody wants to tread on toes. However, as anybody who knows me knows, that is not a question I ask. The reason I don't ask that question is because it sets up the agent asking it. What buyer out there wants to admit they don't have an agent when asked? Everybody else has an agent. If they don't have an agent, they sound like a loser.
Nope, instead I ask if they would like to work with an agent, have an agent … (13 comments)
