sacramento short sale: Three Cats and a Short Sale - 05/29/12 06:57 AM
It is not my job to make people put their homes in Sacramento on the market as a short sale. They either want to sell or they don't. Sometimes, I get calls from a spouse, for example, who wants me to talk the other spouse into selling. Sometimes, people aren't ready to sell even when they believe otherwise. I had potential clients last week who, when presented with the paperwork to sell, almost had a minor heart attack. I've never had that happen before.
They were shocked to learn that their home would go into escrow within days if not hours. … (8 comments)

sacramento short sale: MetroList Leads My Priority Worst Rankings for the Day - 05/27/12 08:35 AM
Which would you rather wake up to? Rebuild your email database or cat puke? It's a tough decision, but I think I'm gonna go with ishy, squishy cat puke between the toes. I try to keep my deleted emails under control but that danged Equator No Reply fills it up quickly.
That's because Equator now sends an email to say I have an email in Equator. It used to send the email content. That was pretty cool because I could read what it was about. It doesn't do that anymore. And every time an email is generated in Equator, I get … (5 comments)

sacramento short sale: Once There Was a Way to Get Back Homeward - 03/27/12 07:57 AM
Ever notice how just about anything that happens in your life can be defined by a Beatles' song? You might think I'm just being goofy, but stop for a moment and consider it. You'll see that I am right. It's hard for me to think of anything that is not associated with the Beatles in some way. Especially Abbey Road, for some odd reason.
That's the album where some songs just run together. It's their last album, so maybe that's why the songs stick in my head. Most of them are not love songs. Some of them are dark and weird. … (4 comments)

sacramento short sale: When the Short Sale Bank Rejects the Buyer's Appraisal - 03/25/12 08:18 AM
This doesn't happen very often, knock on wood. But every once in a blue moon a short sale bank will reject the buyer's appraisal. This can happen when the bank wants an unreasonable price. Why would the bank want an unreasonable price? Because the BPO agent is a moron. It's the BPO that the bank relies on, and BPOs are only as good as the agent who prepares them. Garbage in and garbage out results in a garbage BPO.
You can say that about an appraisal too but at least professional and licensed appraisers try to act like an appraiser. Which … (10 comments)

sacramento short sale: A Good Reason to Sell Real Estate in Sacramento - 03/22/12 08:34 AM
One of the incredible things about being a real estate agent is the fact I get to meet such a huge variety of super cool people. People I would never meet otherwise because I never go anywhere and I have no friends. Not that I really like people, either. For the most part, I don't like people. Not the "general public" people.
Now, before you start griping and saying there is no such thing as general public, there is only public, let me tell you that you would be correct. But you know what I mean, right? The people at the … (7 comments)

sacramento short sale: What Will the Bank Take for That Short Sale? - 03/19/12 07:28 AM
A reporter for Investor's Business Daily quoted me as a reliable source in an article about mortgage fraud. She chose a statement that needs repeating: "A short sale is a privilege; it is not a right." No government authority is forcing banks to do a short sale. Banks grant a short sale because it makes sense to the bank to do it. If a bank can save 20% to 30% by doing a short sale over foreclosing, it will most likely choose the short sale.
But the bank will want what it perceives to be market value. Whether its perception is … (8 comments)

sacramento short sale: Here is How Not to Buy a Short Sale in Sacramento - 03/12/12 08:55 AM
When I take a hot listing, I know it. I suspect most Sacramento agents know when they spot a hot listing. It's not just price that makes it hot, although, an attractive price doesn't hurt. Especially if it's at that entry-price level that falls within popular price ranges which, in particular, motivate first-time home buyers. It's the condition, layout and style of the home that can drive buyers crazy with desire.
After we sign the listing paperwork, I give my sellers an estimated time line to contract acceptance. When I tell them we'll be in escrow in 7 days, they stare … (5 comments)

sacramento short sale: Please Take This Offer Because My Buyer Needs a 6% Cap Rate - 03/11/12 08:34 AM
Just when you hope you've heard it all, you know in this business that the worst is yet to come. Some fresh new hell. Recently, it's been agents trying to justify their buyer's offers. The thing is I don't care about your justification. The seller doesn't care about your justification. And the bank for this Sacramento short sale surely does not care about your justification. Nobody cares.
But, sometimes, agents think they possess some kind of magical looking glass through which they can see defects that nobody else can see. Because they must believe we listing agents are all walking around … (7 comments)

sacramento short sale: When is a Home Buyer's Deposit Not an Earnest Money Deposit? - 03/09/12 07:13 AM
Although officially on the clock and therefore working, this Sacramento short sale agent did take a trip yesterday with family to San Francisco. We hopped on the Capitol Corridor train, switched to the B.A.R.T. at Richmond and stepped out into the wonderful world of Powell and Market. Around Sacramento, this is known as going to the City.
My sister and niece are visiting Sacramento from Minneapolis. That meant I needed to show them one of the most magical places on Earth -- the Nordstrom shoe department. The odd thing about the shoe department at Nordstrom right now is the fact it … (6 comments)

sacramento short sale: On Dasher and Dancer and What's This Request for Repair Doing Stuck to Rudolph's Nose? - 12/26/11 12:45 PM
My sister asked me whether I had received everything I wanted for Christmas. Then she answered her own text message with: "Of course you did; you're in Hawaii." But that's only because she did not know about the email from a buyer's agent sent on Christmas Eve and received on Christmas Day. Some gifts you can do without.
As a result, I did not pass on the information in that email to my clients. I withheld it. Sue me. They can wait to hear it today. I pride myself on my speed-of-light communication efforts but this is one example of why … (7 comments)

sacramento short sale: Space Commander Jackson Says Happy Holidays and Merry Christmas and a Few Other Words Unprintable - 12/20/11 09:31 AM

You might not believe a cat swears, but that sweet innocent face is misleading. This is Space Commander Jackson in his space capsule.  And he has a word for some of those Sacramento short sale agents. It's two words, actually, and I can't repeat them. I told him you get further with honey than you do with vinegar, but he doesn't care.
He is personal witness to some of the crazy things that go on in a Sacramento short sale. He has watched clients break down and sob before the ink is dry on an offer, because the buyer has … (11 comments)

sacramento short sale: REALTORSĀ® Who Advise Represented Parties Are Interfering in Another REALTOR'SĀ® Transaction - 12/08/11 09:52 AM
I was over at the Med Center yesterday listing a house. It's a short sale, like many in Sacramento. As I was walking through the home, doing my agent visual inspection, my phone rang. I'm always a bit conscious when I'm in a vacant house and talking on my cell because I tend to pace the floor when I talk. I can't stand still. No way, Jose. As a result, the sound of my heels clicking on hardwood floors echoes through my Jawbone device. I imagine that sound is not a very pleasant experience for the caller on the other end.

sacramento short sale: Two Tips for the Price of One About Closing That Difficult Short Sale - 10/09/11 11:10 AM
One of the big benefits of writing about homebuying for About.com is I get to write whatever I want to write. Nobody tells me what to say or censors my material. It's like writing a blog except I get paid directly for it. You could write for About.com, too, if you have a passion for a topic and consider yourself an expert. It pays very well. You could probably live on it.
I noticed yesterday that I have written 97 short sale articles so far. Make no mistake, being a Sacramento short sale agent has been beneficial to me in more … (45 comments)

sacramento short sale: The Definition of Insanity for a Sacramento Short Sale Agent - 09/28/11 09:41 AM
An agent yesterday called me a crack up. Because I told him: If your buyer is happy, my life is complete. OK, so maybe I was half joking but I was also half serious. As a Sacramento short sale agent, I am concerned if the buyers for my listings are happy. Primarily because if the buyers are not happy, they can make my life and my short sale sellers' life a living hell. And a living hell is not where I want to be or anybody should be.
We short sale agents have enough stress. How much stress, you ask? I'll … (9 comments)

sacramento short sale: There is Something Fishy Going on With That Short Sale - 09/10/11 11:07 AM
Every so often I get the delicious opportunity to list and sell a Sacramento short sale that is in extremely high demand. The home is in high demand because of location and condition. It could have expensive upgrades or be unique. Whatever it is, those types of homes tend to receive multiple offers. That's because many buyers want homes like that. They go nuts.
Sometimes the price is at a particular point that also drives buyers insane. The price point could be a break-even point for investors. It means investors can get positive cash flow. If investors are receiving positive cash … (51 comments)

sacramento short sale: It Wasn't My Sacramento Short Sale That Went to Foreclosure - 09/09/11 10:20 AM
This may come as a shock to some of you, but I actually do turn off my computer at night. I do not sleep with my mouse under my pillow. My neck does not have a USB connection.
I realize that I tend to freak out prospective clients when I pick up the phone and call them within minutes of receiving an email. Barring that, I return emails almost immediately, providing I am not with a client. Well, unless my client is somewhere in Iraq, and I have a few of those in military service.
But sometimes I feel almost apologetic … (7 comments)

sacramento short sale: If You Had to Sell Your Wares at a County Fair, What Would You Sell? - 06/29/11 10:00 AM
I recall advice that somebody gave to me years and years ago about handling emotional upsets. Like, say, your partner up and walked out on your relationship. You're angry. You're hurt. You might want to get even. Do something hurtful back. But the advice that was given to me, which I'll pass along to you, is to instead imagine this person in a favorable light. I realize this is unthinkable to some, but just bear with me.
The image was a pink cloud. You could conjure up any happy image you want. So, you plaster this person's face on a pink … (5 comments)

sacramento short sale: Don't You Hate it When People Ask if It's Hot Enough For Ya? - 06/22/11 09:54 AM
Air conditioning your home -- like buying frozen foods in my mother's time -- are things most people take for granted nowadays. To be without is pretty much unthinkable. You expect to find a package of frozen peas in the freezer just like you expect the AC to turn on when it gets hot. In fact, most refrigerators make ice cubes. And you don't have to defrost them.
Let me tell you, growing up in Minnesota's summer humidity, I didn't mind defrosting the refrigerator as a kid. I once punctured the freon system in a refrigerator by chipping away at the … (10 comments)

sacramento short sale: How Long Will It Take to Sell My Home in Sacramento? - 05/23/11 10:04 AM
Anybody who knows me knows I am not a big fan of sports. Any kind of sports. I rarely even watch the Olympics -- winter / summer or special. The big kahuna in baseball or football can pass me by annually and I don't blink an eye. I'm not that interested in men and women competing on a physical level.
But throw me into an arena with a home to sell and a seller who wants to sell it, and I'm gonna hit a home run. I'll size up the wind velocity if it will help with my plan. I've made … (4 comments)

sacramento short sale: Lunch at the Bombay Bar and Grill in Midtown Sacramento - 05/19/11 10:55 AM
My new plan is to purposely interject more FUN into my life. So, I went to lunch yesterday with my transaction coordinator at Bombay Bar and Grill in Midtown. We chose a middle table near the front window. The place was empty. Kinda surprising because last month after a favorable write up in the Sacramento Bee it was packed at lunch-time.
When a new group of diners entered the restaurant, the waiter sat the group next to us. He could have seated these people anywhere else in the restaurant except next to us, but he didn't. Why do waiters do that? … (11 comments)
