Last Friday, I put first-time home buyers for Del Paso Manor into escrow. I had been showing them homes in this area for several weeks because Del Paso Manor was their targeted neighborhood. Del Paso Manor has the features they wanted: a neighborhood where homeowners know each other and are friendly, plus it's close to a park, schools, the Del Paso Country Club and the Country Club Shopping Center. Not to mention, Del Paso Manor is easily accessible from Highway 50 by going up Watt or Business 80 by driving down El Camino.

Selling real estate requires full concentration, especially in Sacramento's red-hot buyers' market right now -- which is always a challenge because the economic climate changes from day-to-day. But it also requires full use of all an agent's capabilities. Having systems in place to handle the workload is a necessity, but so is listening to intuition, that little nagging voice in the back of one's head that says something is different or doesn't add up.

short sale listing: Do Short Sale Sellers Care How Agents Arrived at the Suggested List Price? - 01/21/09 09:01 AM
I'm going out on a limb here today to suggest that most short sale sellers -- and regular home sellers -- don't give a hoot about a comparative market analysis. They don't want to examine charts, bars and graphs of market movement -- half of which are confusing. They aren't as dedicated to our profession as real estate agents, nor do I expect them to be.
Whether median prices slip or inventory declines or pendings fall off course, for the most part, is not important to sellers. Agents care about facts, trends, prices per-square-foot, inventory, median prices and comparable sales -- … (29 comments)
