I have to be careful when I am facetious. Because I'm such a nice person, sometimes people don't realize when I am insulting them. I suppose that could be interpreted as a good thing. I could say I feel sorry for an agent, and another would think I truly felt empathy -- when what I meant was the other side of the street is a better place for that agent to walk upon an encounter with me.

If you don't know how to evaluate the answer to a question, why do you ask it? That's what I'd like to say to buyer's agents who call to fire off questions like a machine gun. As a Sacramento short sale agent, I can appreciate the fact a buyer's agent wants to make sure that their transaction will close. A buyer's agent doesn't want to work for free, plus they want to protect their buyers.

I closed a short sale in Sacramento County last week in which I had never met the sellers. I had never seen the home, either. If you can believe that. I drove out to Elk Grove to pick up my lockbox and realized this was a home I had not put the lockbox on. I didn't put the lockbox on it because I didn't shoot the photos, and I didn't inspect it. From agents trying to double-end and double-escrow short sales to those who collect huge front-end fees that are against the law, the scammers come out of the woodwork when people are hurting -- seems to be a law of the universe. Last Friday, I put first-time home buyers for Del Paso Manor into escrow. I had been showing them homes in this area for several weeks because Del Paso Manor was their targeted neighborhood. Del Paso Manor has the features they wanted: a neighborhood where homeowners know each other and are friendly, plus it's close to a park, schools, the Del Paso Country Club and the Country Club Shopping Center. Not to mention, Del Paso Manor is easily accessible from Highway 50 by going up Watt or Business 80 by driving down El Camino.

A drawback to being a short sale listing agent in Sacramento is the fact that the inventory stays on the market a minimum of three months before closing, which means my lockboxes can't be reassigned every 6 to 8 weeks. In a faster selling market, an agent can take 20 listings and use 10 lockboxes, because as they sell, lockboxes can be removed and reassigned to another home. Not so with short sale listings.
