short sales: Before Trying to Short Sale After Buying a New Home - 04/24/12 07:53 AM
It's very disturbing for me to have to tell a potential short sale seller that she was lied to. Maybe misinformed or misguided are softer words but when it's not the truth, it's still a lie no matter how you look at it. The problem is there are all kinds of opinions from all sorts of so-called professionals in Sacramento about short sales, and probably half of that crap is flat-out wrong. It's hard to know whom to believe. So, I say believe in yourself. If sounds too good to be true, it probably is.
A potential short sale seller called … (8 comments)

short sales: Work Like You Don't Need the Money - 04/23/12 06:56 AM
Work like you don't need the money. You've probably heard that expression before but it's a good one. Love like you've never been hurt. Dance like nobody is watching. I could probably get by on the income I earn as a writer for About.com. Well, it's not enough to fund a 3-week luxury trip to French Polynesia this winter, but it does pays the bills. So, when I tell you I love being a Sacramento short sale agent, you better believe it. Because it's the truth. I'm not doing this job for the money, although the money is great and I'm … (33 comments)

short sales: The Little Short Sale That Just Couldn't - 04/11/12 07:24 AM
If you ask anybody in Sacramento, they will tell you that this Sacramento short sale agent never gives up. I will fight tooth and nail to close my short sales. That's one of the reasons that I am successful in short sales, especially in situations in which other short sale agents have failed. It's not unusual for me to take on a short sale after the first listing agent could not get it closed. The sellers wish at that point they had come to me first, but c'est la vie.
I sadly waved goodbye to the sellers as I walked away … (11 comments)

short sales: Short Sales Explode in the Sacramento Real Estate Market - 04/10/12 07:31 AM

I don't mean explode in a blow up kinda way. Although, every so often one of them does blow up, meaning it cancels for some peculiar reason. But it's rare. At least when it comes to the short sales handled by this Sacramento short sale agent -- the short sales that I negotiate myself -- it is very odd for me to lose one. My short sales tend to get approved.
I am talking about the market in Sacramento and how short sales now dominate. We have 3 times as many short sales closing in March of 2012 than we … (4 comments)

short sales: Mike Wallace and the Integrity of a Short Sale Offer - 04/09/12 07:23 AM
Mike Wallace made us better people. Of course, there is the aspect of never in a million years wanting to open the door to find Mike Wallace standing there with a film crew . . . even though I consider myself innocent and unnewsworthy. I'm not alone. Many people were nervous when Mike Wallace was around. Generally for good reason. But it doesn't undercut the impact of that reporter's work on broadcast journalism. I am saddened a guy of his caliber is now only with us in spirit.
I am also saddened that although I put two short sales into escrow … (12 comments)

short sales: Astonishing News from a Sacramento Short Sale Agent About the Sacramento Market - 04/08/12 08:06 AM
My sister sent me a line from the movie Evil Aliens: I have a brand new combine harvester and I will give you a key. She wants a tshirt with that message on it. Well, I just watched on DVD The Girl With the Dragon Tattoo, and I covet the tshirt Rooney Mara wore. I would so wear that tshirt out to brunch. You can buy the FYYFF tshirt at Amazon. I did not know that.
Everybody knows that short sales appeal to a limited number of home buyers. That's because not every single home buyer is a good candidate for … (6 comments)

short sales: How Much Does it Cost for an Agent to Write an Offer? - 04/05/12 06:37 AM
I've very cognizant of time management. That's because there are only so many hours in a day. When you get to a certain level of success, that success requires even more time management. An agent can't be available to anybody for any reason at any time. That's bad time management.
For example, an agent called yesterday afternoon to say her buyer was about to cancel a short sale. She was very apologetic. Launched into a convoluted story about money transfers overseas, and threw in how much she admired my work. But I had stopped listening after the word: cancellation. I was … (11 comments)

short sales: Why Do Second Lenders Prefer to Get Wiped Out in a California Foreclosure? - 03/23/12 07:13 AM
My hairdresser says the worst thing that can happen when your hair is bleached is for some of it to break off. I disagree. I say the worst thing that could happen is all of it could fall out. Like from chemotherapy. Or, how about having your hair catch on fire? I don't want my hair on fire. He just looked at me like I'm from some other planet.
But then he didn't go through having his website redirected by Agent Achieve. For several hours yesterday morning, my website was redirected to some agent's website in Texas. Thanks, CoreLogic. A woman … (10 comments)

short sales: Where is the Sacramento Short Sale Market Headed? - 03/21/12 07:35 AM
A reporter at the Sacramento Bee asked me yesterday how I got started in short sales. The Bee is working on a piece about buying short sales and selling them. It's not like I woke up one morning and said I wanted to become the #1 Sacramento short sale agent. As I told him, you go where the money is, meaning you follow the market. No matter how much we might want to dictate our careers in real estate, our careers are pretty much formed by whether we conform to the market.
If you want to buck the norm, for example, … (6 comments)

short sales: Will a Buyer's Agent Tell a Buyer Not to Buy Her Dream Home Because the Agent is Not Paid Enough? - 02/28/12 07:23 AM
The thing about being a Sacramento short sale agent is the surprises just keep coming. No matter that I've been in the business for more than 35 years, I still haven't heard it all. Even though I've been selling short sales pretty much exclusively going on 7 years. See, one of the reasons I write this blog is because there is an abundance of new stuff every single day to blog about. There's always something horrible happening. It's the way of the short sale, grasshopper.
For starters, all of my listings contain verbiage in MLS that discloses to buyer's agents the … (7 comments)

short sales: The Time to Think About Selling is When You Buy a Home - 02/26/12 08:06 AM
One of the biggest fears sellers often harbor about short sales is what if it doesn't sell? They have those fears because they are not in real estate. When you're in real estate, like this Sacramento short sale agent, you know that anything will sell if the price is right. Even a flooded-out house with mold the size of basketballs will sell. And yes, I've sold one of those, too.
There are a variety of reasons why a home might take longer than usual to sell, though. These are sometimes the reasons that some sellers don't want to hear because they … (3 comments)

short sales: If You Don't Want a Dual Commission That's Fine Because Agents and Short Sales Are Expendable, He Said - 02/20/12 07:28 AM
Investor is such a dirty word in media. Look at how media is treated on the courthouse steps in Sacramento, trying to film investors buying foreclosures at a trustee's auction. Some of those investors are real estate agents and they act like barbarians. In some ways, the term investor is misleading, too. It infers that these are people who are making money. But an investor doesn't always make money. Just ask those retirees who invested in mutual funds.
When I hear the term investor, I have mixed feelings. Because when a buyer calls me to say he or she is an … (9 comments)

short sales: You May Think You've Seen Cute Puppies Before But Take a Look at This Guy - 02/16/12 10:20 AM

My husband said I was going to put this photo in my blog this morning. I don't know how he knew that. It wasn't my intention when I shot it. But this dog is just such a cute little thing. He's about 5 months old. My husband knows me so well. Yeah, I gotta share this photo. It's just too adorable. He is a schnauzer mix, maybe with chihuahua. I love dogs who are not purebreds because they are so unique. Not another like them, for the most part. But I love all dogs, big ones, small ones and those … (8 comments)

short sales: Wow -- Look at This Eye Opener of the Short Sale Market in Sacramento - 02/06/12 09:53 AM

You might ask when you look at how many buyers are trying to lowball short sales: are home buyers stupid? Or, are their agents stupid? See, I don't think home buyers are stupid; I suspect they are confused and frightened. Their real estate agents? I bet their agents are just trying to do their job to the best of their ability in a really tough real estate market in Sacramento.
It's not easy for agents in Sacramento at the moment. I say this for myself, yet I am the number one agent at Lyon Real Estate for last month. Yes, … (6 comments)

short sales: My Once in a Lifetime Achievement - 02/03/12 09:36 AM
I finally accomplished a feat that ended up achieving a goal I didn't create. While I like competition as much as the next guy -- after all, I am a Sacramento short sale agent which, by its very nature, should make me somewhat competitive -- I am not driven by competition. I don't have to be better than anybody else, I just have to make more money, haha.
Seriously, though, given a choice between celebrity status or being stinkin' rich, I'll take the money. Haven't you ever had discussions like that? Well, I did, when I was younger. Before the days … (5 comments)

short sales: Elizabeth Weintraub to Talk About Short Sales on Sacramento Public Access TV Tonight - 01/25/12 09:31 AM
There are times in which I will behave myself. Not always, you can count on that. But when it's important, I can manage to do it. I step up to the plate. And I pride myself on that ability. After all, I am a Sacramento short sale agent. This means in today's market I possess super powers.
Don't believe me? You try closing a few short sales yourself and see what you're up against. It used to be a lot easier. I'm not sure what happened but lately it's the super powers that do the closing, not me. By super powers, … (13 comments)

short sales: Why a Good Sacramento Short Sale Agent Does Not Shuffle Papers and is Not Merely a Messenger - 01/15/12 11:55 AM
I should get out and talk to people more. Apart from my own sellers and a few agents in my office, I don't see very many people. But when I do talk to other people about what I do, some of the most amazing stuff comes out of my mouth, if I say so myself. It tends to astonish me. Probably because I don't spend much time talking about what I do to other people. I am more focused on them and what I can do as a Sacramento short sale agent to help them.
Yesterday, I went to Elmhurst over … (5 comments)

short sales: Bank of America Makes Another Policy Change for Short Sales - 01/14/12 11:36 AM
Earlier this week I received an email from Bank of America about Bank of America short sale policy. I briefly looked at it and thought HA. Then I thought hahahahha. And I went on to do other things. That's because when I receive an announcement from Bank of America about a short sale program change or implementation, I know it will be a couple of weeks to a couple of months before it is instituted.
But this particular email was strange in the way it was worded. It said due to agent responses, Bank of America was making a change that … (21 comments)

short sales: The Aloha for Short Sales - 01/02/12 12:05 PM
Let's just jump right into 2012, shall we? I imagine it's my kickback, low-key vacation that made me say that to an agent yesterday. While others are nursing champagne hangovers, I'm dealing with offers on my short sale listings while still on vacation in Hawaii.
We changed hotels yesterday and are now at a property featuring private bungalows on the beach. Waves rolling to the front door. Palm trees in the sand shading our patio. Green turtles asleep on lava. I could certainly get used to this lifestyle but I won't because soon I will be back to Sacramento and into … (9 comments)

short sales: Transfer of Tenant Deposit for an Investment Short Sale Can Be Tricky - 01/01/12 12:53 PM
My last short sale closing for the year was a doozie. It moved along fairly well until we got to short sale approval. The place was immaculate. I knew it would sell fast. Besides, the sellers had remodeled their kitchen based on my kitchen remodel in Land Park, if you can believe that. They found my blog online in which I described how to remodel a kitchen in 10 days, and liked it so much they used the same materials and suppliers. Big bonus to them, I suspect, was the fact that I am also a Sacramento short sale agent, although, … (6 comments)
