It's very disturbing for me to have to tell a potential short sale seller that she was lied to. Maybe misinformed or misguided are softer words but when it's not the truth, it's still a lie no matter how you look at it. The problem is there are all kinds of opinions from all sorts of so-called professionals in Sacramento about short sales, and probably half of that crap is flat-out wrong. It's hard to know whom to believe. So, I say believe in yourself. If sounds too good to be true, it probably is.

Work like you don't need the money. You've probably heard that expression before but it's a good one. Love like you've never been hurt. Dance like nobody is watching. I could probably get by on the income I earn as a writer for About.com. Well, it's not enough to fund a 3-week luxury trip to French Polynesia this winter, but it does pays the bills. If you ask anybody in Sacramento, they will tell you that this Sacramento short sale agent never gives up. I will fight tooth and nail to close my short sales. That's one of the reasons that I am successful in short sales, especially in situations in which other short sale agents have failed. It's not unusual for me to take on a short sale after the first listing agent could not get it closed. The sellers wish at that point they had come to me first, but c'est la vie.

I don't mean explode in a blow up kinda way. Although, every so often one of them does blow up, meaning it cancels for some peculiar reason. But it's rare. At least when it comes to the short sales handled by this Sacramento short sale agent -- the short sales that I negotiate myself -- it is very odd for me to lose one. My short sales tend to get approved.

Of course, there is the aspect of never in a million years wanting to open the door to find Mike Wallace standing there with a film crew . . . even though I consider myself innocent and unnewsworthy. I've very cognizant of time management. That's because there are only so many hours in a day. When you get to a certain level of success, that success requires even more time management. An agent can't be available to anybody for any reason at any time. That's bad time management.
For example, an agent called yesterday afternoon to say her buyer was about to cancel a short sale. She was very apologetic. My hairdresser says the worst thing that can happen when your hair is bleached is for some of it to break off. I disagree. I say the worst thing that could happen is all of it could fall out. Investor is such a dirty word in media. Look at how media is treated on the courthouse steps in Sacramento, trying to film investors buying foreclosures at a trustee's auction. Some of those investors are real estate agents and they act like barbarians. In some ways, the term investor is misleading, too. It infers that these are people who are making money. But an investor doesn't always make money. Just ask those retirees who invested in mutual funds.

I finally accomplished a feat that ended up achieving a goal I didn't create. While I like competition as much as the next guy -- after all, I am a Sacramento short sale agent which, by its very nature, should make me somewhat competitive -- I am not driven by competition. Earlier this week I received an email from Bank of America about Bank of America short sale policy. I briefly looked at it and thought HA. Then I thought hahahahha. And I went on to do other things. Let's just jump right into 2012, shall we? I imagine it's my kickback, low-key vacation that made me say that to an agent yesterday. While others are nursing champagne hangovers, I'm dealing with offers on my short sale listings while still on vacation in Hawaii.
We changed hotels yesterday and are now at a property featuring private bungalows on the beach. Waves rolling to the front door. Palm trees in the sand shading our patio. My last short sale closing for the year was a doozie. It moved along fairly well until we got to short sale approval. The place was immaculate. I knew it would sell fast. Besides, the sellers had remodeled their kitchen based on my kitchen remodel in Land Park, if you can believe that. They found my blog online in which I described how to remodel a kitchen in 10 days, and liked it so much they used the same materials and suppliers.
