They say you can tell if somebody inserts a rainbow into a photograph with Photoshop because you should look at which way the sun is shining. Some photos with rainbows are unlikely to be real if the sun is shining directly on the object because that's not what produces a rainbow. A rainbow is created by reflection from behind. In this particular photo of William Land Park that I shot yesterday while riding my bike, the sun is setting in the west, and we are looking east. He's talking about all those phone calls we as real estate agents get from appraisers asking us about value in certain neighborhoods. Buyers don't care what you tell them as long as you tell them. That's my opening statement when I hand home sellers a package of disclosures to complete. It's the things you don't tell a buyer that can come back to haunt you, not what you do say. You take a neighborhood where I live and work like Land Park. Because I live in Land Park, I have intimate knowledge about the neighborhood, which agents who live outside of Land Park probably don't know. Usually when I walk along the manicured paths of the WPA Rock Garden in William Land Park, I see very few visitors. It's not crowded. Oh, you might spot a few kids playing hide-and-seek or the lone photographer snapping pictures of flowers, but the Rock Garden in Land Park doesn't have an abundance of people roaming through.
