Servicers get Ranked on Short Sales! - 06/27/10 07:02 AM

Via RE/MAX Benchmark- "REMO@Remax!":
Is there progress among servicers in the short sale world? REO Insider recently reported on how Deutsche Bank ranked top mortgage servicers based on short sale timelines. Here's how the rankings shook out based on mortgage type and average time to complete short sales. We know there's progress in the industry (agent education, new processes, HAFA, etc.), and we'd love to know what you think about this:
Prime:1. GMAC - 6 months2. Citigroup's servicing arm CitiMortgage - about 7.5 months3. Wells Fargo - roughly 8 months

Article on MSNBC about Record Low Mortgage Rates - 06/24/10 06:01 PM

Via Tony Cannon, e-PRO & Darcy Cannon, SFR - The C Team (ERA Realty Center):
I saw this article on MSNBC.com and wanted to share it with you.  It does contain a couple of D'oh lines about why these incredibly low rates aren't stimulating housing sales, but in all I find it interesting that our rates are still at record lows.  If we could just get consumer confidence back, (that and job security) sales should start to rise.  I personally don't think we will see an almost nationwide boom like we saw 5 or 6 years ago, but a healthy increase annually … (0 comments)

What Is Your "I'm Tired Of Owning It" Price? - 06/24/10 07:49 AM

Via Gabrielle (Kamahele) Rhind, Associate Broker (Tierra Antigua Realty, Tucson AZ Real Estate):
If a home is not selling - it's generally because of price.  But many Sellers price their home well - and it still doesn't sell.   So, what's the magic answer for when is the right time to drop the price of your home and by how much?
Once, a Seller's said, "I am tired of owning this place, drop the price!"  Easy enough - but others resist, they won't - can't - aren't ready, or just feel if they hang on a little longer - they will get their … (0 comments)

Go for a Strategic Short Sale Now or Go for Broke - 06/24/10 07:38 AM

Via Judy Chapman, REALTOR® ~ Luxury Home & Short Sale Specialist (Coldwell Banker Residential Real Estate):
Yesterday, Fannie Mae announced that if borrowers strategically walk away from their homes, they won’t be able to purchase another house for 7 years.
Strategic defaults — and the resulting foreclosures — occur when homeowners can afford to meet their monthly obligations but are so upside down in their mortgage, they decide to cut and run. To them, a lifetime of financial burden that traps them in their homes — unable to refinance and unable to move — just isn’t worth it.
Fannie Mae, as … (0 comments)

Trying To Selling Your Home For More Than It Is Worth? - 06/24/10 07:35 AM

Via Dave diCecco (Coldwell Banker United):
Everday Real Estate agents are taking listings for homes that they know are over priced for the market and the neighborhood they are in.  In some cases a slight increase over a recommended price point is fine..  You have a little more bargaining room when negotiating.   Why would the seller want to market their home where they  are substantially over priced?
I had a listing presentation where I asked the seller this question.  In the course of going over my marketing strategy with him;  I presented a detailed market analysis of the current homes in his subdivision and neighborhood that … (0 comments)

Fannie Mae Can Help Those Affected By Chinese Drywall - 06/22/10 04:54 PM

Via Pam Robbins (Prudential Florida Realty):
Fannie Mae Can Help Those Affected By Chinese Drywall
Chinese Drywall was used in many states during the real estate boom between 2004-2006. It has been found to cause illness, terrible odor, and can corrode pipes, wiring and appliances. Just announced Fannie Mae will try to help out home owners with Chinese Drywall. The idea is to give home owners time to repair the problem without the burden of having to pay their mortgage. This falls under what Fannie Mae calls "unusual hardship". Fannie Mae's servicers will be advised to grant qualifying borrowers up to six months of … (0 comments)

Foreclosures and Renters - What Happens Next? - 06/21/10 12:01 PM

Via David Reinholtz (Loan Officer School):

With the historic rate of foreclosures throughout the country, one question has repeatedly come up from renters, as well as the banks that held the mortgage. What happens to renters in a home that is foreclosed on?
The general scenario

I got called out for improperly using "Realtor" - 06/21/10 07:27 AM

Via Jim Frimmer, Realtor, Mission Valley, CA DRE #01458572 (Century 21 Award):
I recently got called out for improper use of the word Realtor.
I wasn't sure what I was doing wrong because I always capitalize it, although that is the third preferred use.
The preferred use is REALTOR®.
The second preferred use is Realtor®.
However, the National Association of Realtors, recognizing that putting registered symbols or all-caps REALTORs throughout text can easily dilute the message of the text for the general public, allows the third preferred use of Realtor, with just an initial capital letter.
In all instances, though, realtor with all lower case is … (3 comments)

The Accidental Real Estate Investor- A Great Place to Be! - 06/21/10 07:24 AM

Via George Belleville (Keller Williams Select Realtors):
Many people dream of becoming a real estate investor, but few actually do.  It is a big step with great rewards, but it is a leap for many people.  Twice this week I have had conversations with friends who find themselves in the position of being unintentional, if not accidentally, in the real estate investing business.
Sometimes this occurs because you bought a new house and did not need to sell your current house, sometimes you find yourself with some “found” money that presents the option to you, or perhaps you inherited a property.  Many … (0 comments)

SHABBY IS NOT CHIC- 3 WAYS TO INCREASE YOUR HOME'S APPEAL FOR UNDER $100.
Everyone is tightening their belts in this uncertain economy. And most people worry about making ANY expenditure when considering selling their home.  They are adversely opposed to spending money when the housing market is down knowing they will get less than expected. However, what they are not looking at, is how much more they will get when it sells and how much faster it will sell using only these 3 tips which cot less than $100.

Yes, My Buyer Has the Money to Buy . . . Does Your Seller Have the Money to Sell? Get the facts on the seller's ability to sell, before putting the home on the market!I believe it is pretty standard real estate practice in most areas to have a pre-qualification / pre-approval letter (or proof of funds), to submit to the seller along with the buyer's offer.  It reassures the seller and provides the buyer a stronger bargaining position. In fact, experienced agents generally like to have a copy of this letter from the … (0 comments)

Homebuyer Tax Credit Deadline NOT Extended. House to approve Reid Extension Ammendment - 06/17/10 11:34 AM

News wires are buzzing with reports that the Senate just approved an extension of the homebuyer tax credit's June 30 closing deadline.
THESE HEADLINES ARE MISLEADING!!!
The June 30 closing deadline has not been extended...but it was accepted as an amendment to the Tax Extenders Bill. Under the amendment, borrowers who signed purchase contracts by April 30 would be given three extra months to close their loan and still qualify for the homebuyer tax credit. The new deadline would be September 30, 2010.
