HELP!  I Just Got the Call that Our House Won't Be Closing on the Closing Date!
So, you put your house on the market and got a buyer for it.  You've been patiently waiting through the inspection process and the financing process and now you're down to the date of closing. 
And then you get THE CALL.
What call?  That awful call from your realtor saying that they just heard that there is a glitch and you won't be closing on the scheduled closing date!

What should you do?  What should you think?

 I decided to start a market report for Nashville's 12th South area in 2010.  I live very close to this area and frequent the restaurants and shops!  Trendy and hip, the 12th South area is flooded with both old and new homes.  One appeal of 12th South is that it is very close to downtown, Music Row and the Belmont and Vanderbilt campuses - a super convenient location!
So, here my first market report on 12th South's home sales!

 This month I am combining the January and February Downtown Nashville Condo Sales into one post.  There were lots of downtown Nashville condo sales and I am splitting them up into two tables.  The first table shows all of the condo sales minus those at the Icon.  Here it is:

 Nashville's Green Hills Area Condo Sales:  January and February 2010 Market Report

 During the months of January and February, there were 9 Condo Sales in the Green Hills area.  This is one more sale than we saw in the month of December 2009.  Per month, this is WAY DOWN from what we saw in December.  Also, for some reason a condo sale from the Lofts on Eighth were included in this report, which I took straight from MLS data.  So that is an average of four Green Hills condo sales per month for January and February 2010.

Unlike December 2009, there were NO HOME SALES in Oak Hill during the month of January, but there were FOUR OAK HILL HOME SALES during the month of February 2010.
