Well, if you were hoping for another great month of sales in Nashville's satellite city Oak Hill, then you are in for somewhat of a disappointment. 
Only two real estate closings this month in this area of Davidson County.  The good news is that they did not take too long to sell - an average of 57 days! 
The house on Caldwell needed a lot of updating, not so much with the house on Forest Acres. 

Sales typically slow down in August - it's the end of the summer, children are headed back to school, etc.

The July 2009 Market Report for Nashville's Downtown Condos is looking pretty good!  AND, my extremely clever and computer savvy boyfriend just put the report in this grooooovy new format!  Yay!  Hopefully, this is easier for you out there in cyber space to read!

The numbers are in!  In the month of July 2009, there were 16 closings in the Green Hills Condo real estate market!  Just south of downtown Nashville, Green Hills is a desirable place to reside, with easy access to interstates, loads of shopping, eateries and the infamous Hillsboro Pike, which is constantly packed with traffic! 
Within this 37215 zip district, there are many selections for condos, ranging in price from just over $100K to in the millions for a top-of-the-line pad!

I had the lovely experience of eating at Giovanni's before the Keith Urban show last week.  I found it to be remarkably delicious!  I hate to say that, sadly, i don't have any pictures of the places (which is a beautiful sit down restaurant).  But I do have the memory of my taste buds and they are giving this place two thumbs up!
I was attending a wine tasting upstairs, so small hors d'oeuvres were first.  Giovanni's served us bruschetta, ham and brie sandwich bites, bite-sized crab cakes, fried risotto-and-mushroom bites and prime rib on small pieces of bread.

Whenever I need a quick sandwich, I love to go to Noshville's in Green Hills.  It's convenient, it's near my office, the sandwiches are delicious and it's an all around great place to eat!
Definitely try the potato salad, potato cakes, matzo ball soup, the egg salad, the fries, the pickles, and if you have any room left, the CHEESECAKE!!!
The original Noshville's is located over on Broadway and now there are THREE other locations!  I'm not going to type them all out here, but check out their website for all of the information!

We have many discussions here on ActiveRain about how to treat our clients and other Realtors and recently I have been thinking about a particular topic that provides some confusion to me. 
The issue here is previewing homes before listing a home in a particular neighborhood.  You know, to "check out" the competition.  But really, how nice of a move is this?

The numbers are in for February 2009 - Middle Tennessee/Greater Nashville Area's Real Estate Market -

Although these numbers show improvements from January 2009, still the sales are down 33% from this time last year...

Median prices were also down from $168K to $160K on single family residences and from $154K to $151K on condos.
Sorry, everybody, I wish I had better news.  Really I do.
I have to say, though, with the nicer weather on its way and the Economic Stimulus Package now in place, I am feeling positive about the spring/summer/early fall season!

Well, my friend Paula told me about this.  It's true.  Nashville, Tennessee was just voted the #1 Manliest City in the U.S.
Apparently for our love of professional sports teams, drag racing, monster trucks and our lack of home furnishing stores...

Nashville's Green Hills Condo Market remained fairly steady from January to February 2009.  The same number of sales occured (7).  I did notice a sale in The Whitney, which is a beautiful new upscale condo complex.

Well, this blog post is certainly a long time in the making.  Completely forgot to do the Oak Hill Report in January, so here it is, March 8 and I'm just going to say the old "better late than never!"
Sooooo... without further adoo. here it is:

January seems to have been a fairly healthy sales month, especially given the pathetic situation in February!
I will say that things are definitely picking up around the office - there has been a definite increase in activity since the Stimulus Package was passed.  I think maybe people were holding their breaths waiting … (0 comments)

I went to check out the sales for Nashville's Oak Hill community in February 2009 and... OUCH!!! 
There was only ONE SALE!!!
To me this is really discouraging.  I mean, I know it's the slow season for real estate, but COME ON!!!???!!!!  This speaks volumes to me in terms of what we are dealing with economy and market wise.

The only property sold in Nashville's Oak Hill Community in the month of February was:
