 With an average price of under 200K for a downtown Nashville condo, these babies were flying off the shelves in August 2009! 
The ICON in the Gulch was a popular pick for many in Davidson County in August - they do have a condo that can be purchased for 150K if your earnings qualify for this rate.  Several of these condos were sold!
I noticed also that the Rhythm at Music Row also sold a couple of their condos this month - these are GORGEOUS!!!
And the EXTREMELY AFFORDABLE Riverfront Condos did well this month too!

Okay, this blog post is STRICTLY FOR FUN!!!
I was driving around in Williamson County the other day and noticed something that really made me laugh. 
Near Cool Springs Galleria is a small street.  Here is the street sign:

This made me reel with laughter... Is it just me?  Or do any of you remember the TRIPLE LINDY???

About once a month my girlfriends and I get together at the Frothy Monkey in Nashville's 12th South area.  We love this place in Davidson County for our Sunday get-together-and-gabs. 
The Frothy Monkey has got a cool logo, who doesn't love a monkey??? - there is even a wood carving of the monkey on the front of the store! 
Here's what the store looks like as you approach it - Frothy Monkey is next door to Moda.

It's that greyish colored house with the burgundy signage. 
I LOVE their fruit parfait with granola and yogurt!

The Green Hills Condo Market was very healthy in June 2009!  This is such good news!  It appears as though people are out and about shopping for a new condo dwelling in this part of Nashville. 
The most popular places in June to buy a new condo in Green Hills were Hobbs House, Hillsboro Station and Jefferson Square, but also represented were Arden Place, Four Seasons, Fairsted Park Condos, Park Green, Burton Hills Village, The Hillsborough, and Westover Plantation.

From historical Bennie Dillon Condos to the brand new ICON and the 80's mix of Academy Square and Riverfront, buyers were busy getting their new digs purchased during the past month!

There were so many closings that I had to put two tables together! 
Well, seeing this many closings in the month of June tells me definitely one thing:  The First Time Home Buyer Tax Credit Incentive IS WORKING!!!

The booming month of June 2009 proved to have only two closings in the Oak Hill area of Nashville, TN.  One of them is a bit misrepresented here on the Comparable Market Analysis Chart and I will disclose the reason.  Have a look at the closings first, though:
 

Despite the fact that the Omandale Drive house says that it has been on the market only 134 days, it has actually been for sale since its construction was complete in December of 2007.  The price on it had also adjusted approximately $100,000.  Choke!

May 2009 proved to be a great month for condo sales in Downtown Nashville!  When comparing it to last month's report, we are up by two! 
If you have not checked out Downtown Nashville living, but feel an interest in it, definitely take a look at what is offered!  From 1890's renovation spaces to brand new ultra modern loft living, there is quite a bit to choose from!

Good news everybody!  The Green Hills Market Report is quite healthy this month!  It was pretty good last month as well, but picked up just a bit more for the month of May 2009. 
If you are looking for a condo to purchase in Nashville, you might want to look in the Green Hills area!  With 130 active listings, these condos range in price from $110,900 to $1,225,920!  Quite a bit to choose from and something in nearly EVERY PRICE RANGE!!!

Well, after the abysmal report from last month, a couple of Oak Hill homes DID actually sell in the month of May 2009!  And in two completely different price ranges! 
There are currently 45 properties on the market in Nashville's Oak Hill subdivision, ranging in price from $320,000 to $5,950,000.  Four of these 45 properties have contracts on them.  So things are looking up!

In the news, everyone has been talking about how the Obama administration is doing.  Have things been changing?  Are we feeling more hopeful?  Are we turning the economic crisis around?
If the May 2009 Homes Sales in the Greater Nashville Area are any indication, then the short and not-so-nice answer is NO.
In home sales, we are down 28.9% from this time last year (May 2008) and down in overall closings for the year by 31.2%.

 Results for Downtown Nashville Condo Sales for the month of April 2009 are in!  Represented in these 10 closings are Academy Square, Bennie Dillon, Bristol on Broadway, District Lofts, the Viridian and the new Terrazzo!
The results for March 2009 were a bit stronger and I look forward to seeing what happens during the summer!
Nashville has seen quite a bit of downtown development lately and there are currently LOTS of condos to choose from!
Don't forget that if you are a first-time buyer, there is an $8,000 tax credit awaiting you if you purchase before December 1, 2009!

Well here it is - the April 2009 Market Report for Green Hills condos - there were not as many closings in April as there were in March 2009, but there were several closings anyway!
The Hillmont, Arden Place, Georgetown, The Villager, Burton Hills, Versailles, The Hillsborough, Estes Glen, and Hillsboro Place Condominiums were all represented in April's closings. 
I am really looking forward to seeing how the summer months fare!

Well, I hate to be the bearer of bad news, but after a great March 2009 in Oak Hill, there were NO CLOSINGS in April 2009.
There are currently 35 homes on the market in the Oak Hill subdivision of Nashville, TN, and two of them have contracts on them, so we may see them close in May. 
Currently, the average LISTED price per square foot in Oak Hill is $263.18, with a median LISTED price of $224.25.  The price range is from $349,900 for 2460 square feet to $5,950,000 for 10,822 square feet.

Here is what the Greater Nashville Association of Realtors had to say about April 2009 Home Sales:
GREATER NASHVILLE HOME SALES DECLINE; PENDING SALES CONTINUE TO INCREASE
 
There were 1,604 home closings reported in April, which represents a decline of 24.9 percent from the 2,135 closing reported in April of last year. Year to date closings are off 28 percent.
 
The median price for a single-family home was $164,500 in April and for a condo it was $149,900. This compares with median residential and condo prices of $180,000 and $162,000 respectively during April of 2008.
