Well, I hate to be the bearer of bad news, but after a great March 2009 in Oak Hill, there were NO CLOSINGS in April 2009.
There are currently 35 homes on the market in the Oak Hill subdivision of Nashville, TN, and two of them have contracts on them, so we may see them close in May. 
Currently, the average LISTED price per square foot in Oak Hill is $263.18, with a median LISTED price of $224.25.  The price range is from $349,900 for 2460 square feet to $5,950,000 for 10,822 square feet.

Here is what the Greater Nashville Association of Realtors had to say about April 2009 Home Sales:
GREATER NASHVILLE HOME SALES DECLINE; PENDING SALES CONTINUE TO INCREASE
 
There were 1,604 home closings reported in April, which represents a decline of 24.9 percent from the 2,135 closing reported in April of last year. Year to date closings are off 28 percent.
 
The median price for a single-family home was $164,500 in April and for a condo it was $149,900. This compares with median residential and condo prices of $180,000 and $162,000 respectively during April of 2008.

WOW, what a huge difference in sales from last month's market report on Downtown Nashville Condos to this month!!!
New on the board this month is Terrazzo - and then we had the regulars like the Viridian, Bristol on Broadway, the Rutledge House, 3rd and Harrison (Harrison Square), and 807 18th.

I had the distinct pleasure of attending the 5th Annual Ringside:  A Fight for Kids on Friday night, March 13.  This was the first time I had attended one of these events.  It was a huge amount of fun - the first time I had ever been to a black tie and boxing event!

Whenever I need a quick sandwich, I love to go to Noshville's in Green Hills.  It's convenient, it's near my office, the sandwiches are delicious and it's an all around great place to eat!
Definitely try the potato salad, potato cakes, matzo ball soup, the egg salad, the fries, the pickles, and if you have any room left, the CHEESECAKE!!!
The original Noshville's is located over on Broadway and now there are THREE other locations!  I'm not going to type them all out here, but check out their website for all of the information!

We have many discussions here on ActiveRain about how to treat our clients and other Realtors and recently I have been thinking about a particular topic that provides some confusion to me. 
The issue here is previewing homes before listing a home in a particular neighborhood.  You know, to "check out" the competition.  But really, how nice of a move is this?

Well, my friend Paula told me about this.  It's true.  Nashville, Tennessee was just voted the #1 Manliest City in the U.S.
Apparently for our love of professional sports teams, drag racing, monster trucks and our lack of home furnishing stores...

One sale in the Academy Square, one in Werthan Lofts, two in the Viridian, and one in the Encore - so not bad for February!

Nashville's Green Hills Condo Market remained fairly steady from January to February 2009.  The same number of sales occured (7).  I did notice a sale in The Whitney, which is a beautiful new upscale condo complex.

I went to check out the sales for Nashville's Oak Hill community in February 2009 and... OUCH!!! 
There was only ONE SALE!!!
To me this is really discouraging.  I mean, I know it's the slow season for real estate, but COME ON!!!???!!!!  This speaks volumes to me in terms of what we are dealing with economy and market wise.
So here it is:
The only property sold in Nashville's Oak Hill Community in the month of February was:
