The booming month of June 2009 proved to have only two closings in the Oak Hill area of Nashville, TN.  One of them is a bit misrepresented here on the Comparable Market Analysis Chart and I will disclose the reason.  Have a look at the closings first, though:
 

Despite the fact that the Omandale Drive house says that it has been on the market only 134 days, it has actually been for sale since its construction was complete in December of 2007.  The price on it had also adjusted approximately $100,000.  Choke!

Well, after the abysmal report from last month, a couple of Oak Hill homes DID actually sell in the month of May 2009!  And in two completely different price ranges! 
There are currently 45 properties on the market in Nashville's Oak Hill subdivision, ranging in price from $320,000 to $5,950,000.  Four of these 45 properties have contracts on them.  So things are looking up!

The numbers are in for February 2009 - Middle Tennessee/Greater Nashville Area's Real Estate Market -
Check out the data HERE!
Although these numbers show improvements from January 2009, still the sales are down 33% from this time last year...

Median prices were also down from $168K to $160K on single family residences and from $154K to $151K on condos.
Sorry, everybody, I wish I had better news.  Really I do.
I have to say, though, with the nicer weather on its way and the Economic Stimulus Package now in place, I am feeling positive about the spring/summer/early fall season!

Last night, I watched the National Evening News and it seemed almost surreal as they were describing the three big companies falling apart.  The DOW dropped 504 points and they were talking about long term recovery issues.  STOCK MARKET CRASH!!!!

I could not help but think to myself that really this does not affect me very much.  I will still get up and go to work the next day and continue to do so probably until I am dead.  It won't keep me from leaving some money in stocks and maybe even buying some now.  (Buy low, sell high).

This little wiener dog, Charisma by name, is the center of my universe.  She was my first canine out of college and has been with me for almost 12 years now.  She has been through a marriage (mine, not hers), a divorce (also mine), four different houses, and has out-lived her companion and cohort "Tadpole the Wiener Dog" by almost two years.

New Orleans, Louisiana is a place that is close to my heart.  I went to college in Louisiana - not in New Orleans - but in Shreveport, the northwest corner of Louisiana.  Louisiana folks would say that Shreveport is more like Texas because of its close proximity to the Texas border and its location which is several hours away from New Orleans.
