Fiction or Fact: The Housing Market is Improving

The media has been talking lately about the “improvements”in the real estate market. But how much of that is fiction or fact?

FICTION?

To get to the present, let’s look back at December 2011 when the NAR (National Association of Realtors) came forward (upon CoreLogic’s prompting) and said that they may have made mistakes on reporting data since 2007. Mistakes like inflating sales numbers up to 20% higher than they actually were. 20%? And keep in mind those inflations were taking place during the housing market RECESSION. So basically, … (0 comments)

5 Scenarios to Help you Decide if You should Sell Your 12th South Home in Nashville, TN

I'm NOT going to state the obvious here.  If you are having to relocate for a job or for personal reasons, then this is a no-brainer.  But for those of you who live in Nashville's 12th South area, here are 5 scenarios in which you may want to consider upgrading to a new home.

Your Home is Worth More than You Paid for it.  If you bought your current home before 2007, then you will really need to take a good look at … (0 comments)

nashville real estate: Reside in Nashville's Oak Hill area? Here's the Real Estate Review for Last Year - 01/12/12 11:26 PM

Reside in Nashville's Oak Hill area? Here's the Real Estate Review for Last Year

As a homeowner in Nashville's Oak Hill area, I was curious to see how Oak Hill fared in real estate sales during the last year (2011). So I did a real estate review and the following is what I found:

There were 47 homes sold in Oak Hill during 2011:

·      4 homes sold for over $1M
·      6 homes sold in the $700K-$999K range
·      6 homes sold in the $500K-$699K range
·      20 homes sold in the $300K-$500K range
·      11 … (1 comments)

nashville real estate: Bad Neighbors and the Sale of your Nashville Home - 01/04/12 03:29 PM
Bad Neighbors and the Sale of your Nashville Home

We have all seen comedic movies about bad neighbors; “Funny Farm” comes to mind for me.  And then there are the scary movies about bad neighbors; “A Nightmare on Elm Street” stands out in that category [can you tell I was a child in the 80’s??].  While these examples of un-neighborly neighbors are extreme, truly bad neighbors are no joke.

Bad neighbors can make your Nashville home difficult to sell.  The houses on either side of my home in Oak Hill are rented out.  The house to my left … (1 comments)

nashville real estate: It's Good to be Back! - 10/25/11 04:17 PM
Well, I have taken a nice long break from blogging.  Those of you who blog know that some time off every once in a while can do wonders for rejuvenated energy towards writing.
New in my world, I am engaged.  (!)  Which is another motivation to get back to blogging - I need to pay for this wedding thing!
As many of you probably know by now, there has been a slight turn around in the real estate market.  For the first time in several years, the numbers have been going up.  As in more home sales.  I am not seeing … (5 comments)

Nashville Statistics:  Average Sales Price Versus Average List Price

If you are like me, then you want to know how best to spend your money all of the time.  When it comes to one of the largest purchases (your home), then it's time to run numbers and look at spreadsheets.
Richard Exton does a great job of running the numbers in Nashville.  He recently put out a new spreadsheet on the Average Sales Price Versus the Average List Price in Nashville.
So take a look at this spreadsheet for the numbers.
I think that this is a good tool for … (0 comments)

nashville real estate: Investors Facing Foreclosure: Defer Capital Gains Tax - 01/14/11 01:12 PM
Investors Facing Foreclosure:  Defer Capital Gains Tax

If you are an investor facing foreclosure, there is a way to defer the capital gains tax - opt instead for a zero-income property exchange.
While this strategy isn't new, let's try and determine if it is right for you.
If you are a savvy investor, then you know about the 1031 Exchange which allows you to sell one or more properties and purchase another while deferring the capital gains tax.  If you are newer to investing, then take the time to read about this tax deferring loophole for investors.
Let's say that … (0 comments)

nashville real estate: Top 5 Remodeling Projects to Improve Your Home's Value - 01/14/11 01:06 PM
Top 5 Remodeling Projects to Improve Your Home's Value

The new Cost Vs. Value Report recently came out and NAR summed up the top 5 remodeling projects to improve your home's value.
1.  First on the list was the entry door replacement.  Apparently if you replace your entry door and put the glass panels on either side, you will recoup more than 100% of the value of that job if you go to sell your house!
2.  Garage Door Replacement was second on the list of the top 5 remodeling projects.  And I completely agree with this one - nothing … (0 comments)

Nashville Area Oak Hill Home Sales: July and August 2010 Market Report

Well, we're down a closing here in Oak Hill for the months of July and August 2010 from the last market report I did, but I do like the numbers I am seeing here as far as listing price versus sales price.  Have a look:

Fall is one of the most beautiful times in Oak Hill - the leaves are turning colors on the trees and the cooler temperatures make it so pleasant to get out there and enjoy what Oak Hill offers - go for a … (0 comments)

Nashville Area Oak Hill Home Sales:  May and June 2010 Market Report

Well, it appears that I am WAY behind on my market reports - funny - I thought I had done May and June already - I guess with the flooding my world got a bit behind.
Here is the market report for March and April 2010:  Oak Hill Market Report
So here are the Oak Hill Home Sales for May and June 2010:

The sad news in Oak Hill right now is that there are currently (8/17/2010) 46 homes for sale and only ONE of them has a … (0 comments)

nashville real estate: Nashville Area Oak Hill Home Sales: March and April 2010 Market Report - 05/31/10 09:21 PM
Nashville Area Oak Hill Home Sales:  March and April 2010 Market Report

With 32 active listings (2 of them - both under 500k - pending), the Oak Hill market report for March and April 2010 shows 6 closings.  Here they are:

The current active listings in Oak Hill range in price from $309,900 to nearly $5M - a price range for almost everybody!
I have been impressed with the swift response that Oak Hill showed during the Nashville Flood 2010.  I know that here on Glendale Lane, the damaged pavement at Curtiswood and Glendale was fixed within a week … (0 comments)

nashville real estate: Nashville Area Oak Hill Home Sales: January and February 2010 Market Report - 03/21/10 04:26 PM
Nashville Area Oak Hill Home Sales:  January and February 2010 Market Report

Unlike December 2009, there were NO HOME SALES in Oak Hill during the month of January, but there were FOUR OAK HILL HOME SALES during the month of February 2010.
Here they are:

If you are a follower of my blog, then you know that I did not blog much during the month of February and for quite a bit of March!  This is due to a LOT of activity in the market lately!  That's right - this Oak Hill based Realtor can honestly say that there's been … (2 comments)

nashville real estate: Nashville Area Oak Hill Home Sales: December 2009 Market Report - 01/12/10 06:45 PM
Nashville Area Oak Hill Home Sales:  December 2009 Market Report

Sorry to say it, but the December 2009 home sales were down again in Oak Hill.  From three closings during the previous month, this Nashville satellite city could only show two this time around:

I am personally hoping that the $6500 move-up tax credit will help with the Oak Hill home sales in the coming months.  If you haven't heard about it, there is a $6500 tax credit offered to those who have not purchased (to live in) a new home during the past five years.  Of course, … (2 comments)

nashville real estate: Nashville's Green Hills Area Condo Sales: December 2009 - 01/11/10 05:53 PM
Nashville's Green Hills Area Condo Sales:  December 2009
Well, it's certainly a sign of the slow-down on the first-time buyer's tax credit that condo sales for December 2009 continued to decline.  Here are the numbers for condo sales in Green Hills from the previous month.

And here are the Green Hills Condo Sales for December 2009:

Burton Hills and Golf Club Place Condos topped the Green Hills condo Sales for the month of December 2009 in Nashville!
If you are a regular at my blog post here, you know that I am a Nashville / Green Hills native so I love working with any and … (0 comments)

nashville real estate: Nashville's Green Hills Area Condos: August 2009 Market Report! - 09/07/09 11:37 AM
This month in Nashville:  the Green Hills Condo Sales were healthy again!
A very desirable area of Davidson County to reside in, Green Hills offers a variety of shopping, night life and eateries with the convenience of being just 10-15 minutes south of downtown and even less than that to Hillsboro Village, Vandy, Belmont and Music Row!
This month's 37215 real estate condo sales shows the popularity of Green Hills very well!  Have a look!

There is plenty more to choose from, so if you are in the market for a new condo or you are wanting to take advantage … (1 comments)

nashville real estate: Nashville Area Oak Hill Home Sales: August 2009 Market Report! - 09/07/09 11:14 AM
 Happy Labor Day!
Well, if you were hoping for another great month of sales in Nashville's satellite city Oak Hill, then you are in for somewhat of a disappointment.
Only two real estate closings this month in this area of Davidson County.  The good news is that they did not take too long to sell - an average of 57 days!
The house on Caldwell needed a lot of updating, not so much with the house on Forest Acres.

Sales typically slow down in August - it's the end of the summer, children are headed back to school, etc.
I'm … (2 comments)

nashville real estate: Nashville's Green Hills Area Condos: July 2009 Market Report! - 08/21/09 10:55 PM
The numbers are in!  In the month of July 2009, there were 16 closings in the Green Hills Condo real estate market!  Just south of downtown Nashville, Green Hills is a desirable place to reside, with easy access to interstates, loads of shopping, eateries and the infamous Hillsboro Pike, which is constantly packed with traffic!
Within this 37215 zip district, there are many selections for condos, ranging in price from just over $100K to in the millions for a top-of-the-line pad!
But anyway... here's the market report!

There ARE some strange things happening in this market report, though.  Note the … (1 comments)

nashville real estate: Nashville Area Oak Hill Home Sales: July 2009 Market Report! - 08/21/09 10:06 PM
I feel like I am always on the late side with these market reports, but this time I do have some legitimate excuses...
I was out of town (trying to escape the heat) and also my little wiener dog of 13 years just passed away.  I didn't realize how difficult that would be, but after having that sweet dog around for so long, it has been pretty tough.  But I digress...
The Oak Hill Market Report for July 2009!  Fairly healthy!  Despite our recent strain of robberies in the area, we did manage to get a handful of sales in our … (0 comments)
