sothebys nashville: Downtown Nashville Condo Sales: August 2009 Market Report - Alive and Kicking! - 09/07/09 12:43 PM
With an average price of under 200K for a downtown Nashville condo, these babies were flying off the shelves in August 2009!
The ICON in the Gulch was a popular pick for many in Davidson County in August - they do have a condo that can be purchased for 150K if your earnings qualify for this rate.  Several of these condos were sold!
I noticed also that the Rhythm at Music Row also sold a couple of their condos this month - these are GORGEOUS!!!
And the EXTREMELY AFFORDABLE Riverfront Condos did well this month too!

If you live in … (0 comments)

sothebys nashville: Nashville's Green Hills Area Condos: August 2009 Market Report! - 09/07/09 11:37 AM
This month in Nashville:  the Green Hills Condo Sales were healthy again!
A very desirable area of Davidson County to reside in, Green Hills offers a variety of shopping, night life and eateries with the convenience of being just 10-15 minutes south of downtown and even less than that to Hillsboro Village, Vandy, Belmont and Music Row!
This month's 37215 real estate condo sales shows the popularity of Green Hills very well!  Have a look!

There is plenty more to choose from, so if you are in the market for a new condo or you are wanting to take advantage … (1 comments)

sothebys nashville: Nashville Area Oak Hill Home Sales: August 2009 Market Report! - 09/07/09 11:14 AM
 Happy Labor Day!
Well, if you were hoping for another great month of sales in Nashville's satellite city Oak Hill, then you are in for somewhat of a disappointment.
Only two real estate closings this month in this area of Davidson County.  The good news is that they did not take too long to sell - an average of 57 days!
The house on Caldwell needed a lot of updating, not so much with the house on Forest Acres.

Sales typically slow down in August - it's the end of the summer, children are headed back to school, etc.
I'm … (2 comments)

sothebys nashville: PBR Stands For Something Other Than Pabst Blue Ribbon: Professional Bull Riding! - 09/04/09 08:55 PM
Okay, I was born in Nashville, TN.  I was raised right in the heart of Davidson County (Nashville).  I have heard a lot and seen a lot related to Western and Country Music and the whole lifestyle of it.
Now let me say this before I start my story... My parents were both loving and supportive and generous, providing me lessons in a variety of athletics, art and music.
Let's just say that my parents didn't exactly raise me to appreciate the finer points of being a "cowgirl" in the "big city" and, while they did love that I excelled at my … (1 comments)

sothebys nashville: Saffire Restaurant in Franklin, Tennessee is a MUST TRY!!! - 08/31/09 04:33 PM
A couple of weeks ago, I had the distinct pleasure of eating at Saffire Restaurant, located in The Factory at Franklin.  It was the first time I have eaten there, and I LOVED it!
These photos I have are really bad - took them with my iPhone (when are they going to work on getting flash photography down?) - but I will share them regardless!
You know you have arrived at The Factory when you see the big water tower...

As you enter the building from the Franklin Road side, you will bear left and keep walking until you see … (4 comments)

sothebys nashville: Gulping in The Gulch: Downtown Nashville's Sushi at Ru-Sans! - 08/26/09 12:31 PM
If I am in The Gulch around lunchtime, one of my favorite places to eat is Ru-Sans.  They have a sushi buffet that is great!
Some of you, especially if you are new to Nashville, Davidson County or Middle Tennessee, may be wondering "Where exactly IS 'The Gulch'"?
WELL, The Gulch is a little area just north of the I-40 overpass and just south of Demonbreun on 12th Avenue.  In The Gulch, you will find many eateries, a few shops, some Downtown Nashville Living highrises (The Icon and Terrazzo) and a couple of music venues (The Station Inn and Sambuca).  This area … (1 comments)

sothebys nashville: 12th South Serves a Great Cup o' Coffee at Nashville's Frothy Monkey! - 08/26/09 12:10 PM
About once a month my girlfriends and I get together at the Frothy Monkey in Nashville's 12th South area.  We love this place in Davidson County for our Sunday get-together-and-gabs.
The Frothy Monkey has got a cool logo, who doesn't love a monkey??? - there is even a wood carving of the monkey on the front of the store!
Here's what the store looks like as you approach it - Frothy Monkey is next door to Moda.

It's that greyish colored house with the burgundy signage.
I LOVE their fruit parfait with granola and yogurt!

They have every kind of coffee you can … (0 comments)

sothebys nashville: Downtown Nashville Condo Sales: The July 2009 Market Report! - 08/21/09 11:17 PM
The July 2009 Market Report for Nashville's Downtown Condos is looking pretty good!  AND, my extremely clever and computer savvy boyfriend just put the report in this grooooovy new format!  Yay!  Hopefully, this is easier for you out there in cyber space to read!
One thing I like about this new format is that not only do you get the address in Nashville where the condo is located, but you also get to see which downtown condo complex each closing occured in.  It's just better all around!
But back to the report itself;  here it is:
DOWNTOWN NASHVILLE CONDO SALES:  JULY … (0 comments)

sothebys nashville: Nashville's Green Hills Area Condos: July 2009 Market Report! - 08/21/09 10:55 PM
The numbers are in!  In the month of July 2009, there were 16 closings in the Green Hills Condo real estate market!  Just south of downtown Nashville, Green Hills is a desirable place to reside, with easy access to interstates, loads of shopping, eateries and the infamous Hillsboro Pike, which is constantly packed with traffic!
Within this 37215 zip district, there are many selections for condos, ranging in price from just over $100K to in the millions for a top-of-the-line pad!
But anyway... here's the market report!

There ARE some strange things happening in this market report, though.  Note the … (1 comments)

sothebys nashville: Nashville Area Oak Hill Home Sales: July 2009 Market Report! - 08/21/09 10:06 PM
I feel like I am always on the late side with these market reports, but this time I do have some legitimate excuses...
I was out of town (trying to escape the heat) and also my little wiener dog of 13 years just passed away.  I didn't realize how difficult that would be, but after having that sweet dog around for so long, it has been pretty tough.  But I digress...
The Oak Hill Market Report for July 2009!  Fairly healthy!  Despite our recent strain of robberies in the area, we did manage to get a handful of sales in our … (0 comments)

As a Nashville (Music City) native and a musician myself (albeit the black and white key type), how could I possibly not at least give a HUGE shout out to the legend himself, Les Paul, on the day of his death at age 94.
Thank you for your ENORMOUS contribution to the music world, Les Paul!!! Rest in peace.

sothebys nashville: Green Hills Condo Sales: June 2009 Market Report is Healthy! - 07/20/09 01:38 PM
The Green Hills Condo Market was very healthy in June 2009!  This is such good news!  It appears as though people are out and about shopping for a new condo dwelling in this part of Nashville.
The most popular places in June to buy a new condo in Green Hills were Hobbs House, Hillsboro Station and Jefferson Square, but also represented were Arden Place, Four Seasons, Fairsted Park Condos, Park Green, Burton Hills Village, The Hillsborough, and Westover Plantation.

Green Hills continues to be a very desirable part of Nashville to live in, with close proximity to shopping, eating … (2 comments)

sothebys nashville: Downtown Nashville Condo Sales: This June 2009 Market Report Is Rockin' Good!!! - 07/20/09 12:33 PM
There is one thing that is for certain in June 2009's Nashville's Downtown Condo Market Report:  THE BUYERS HAVE LANDED!!!
From historical Bennie Dillon Condos to the brand new ICON and the 80's mix of Academy Square and Riverfront, buyers were busy getting their new digs purchased during the past month!
Have a look!

There were so many closings that I had to put two tables together!
Well, seeing this many closings in the month of June tells me definitely one thing:  The First Time Home Buyer Tax Credit Incentive IS WORKING!!!
The other thing to notice about this Downtown … (2 comments)

sothebys nashville: Nashville Area Oak Hill Home Sales: June 2009 Market Report! - 07/20/09 11:49 AM
The booming month of June 2009 proved to have only two closings in the Oak Hill area of Nashville, TN.  One of them is a bit misrepresented here on the Comparable Market Analysis Chart and I will disclose the reason.  Have a look at the closings first, though:

Despite the fact that the Omandale Drive house says that it has been on the market only 134 days, it has actually been for sale since its construction was complete in December of 2007.  The price on it had also adjusted approximately $100,000.  Choke!
While I seem to be having no … (0 comments)
