“I’m a Property Appraiser and I wonder if you can help me?”
So, I've had some deals I'd worked on for months. After a major investment of time and money to research the comps, market the property for short sale and secure a viable buyer, I send in fair market value offer to the seller's lender and THEN they send out their appraiser. And when I get the lender's counter back, I have to scratch my head and wonder..... 
"How did the appraiser come up with that value?"
