Buyers and sellers alike should take a moment to read this post written by Lisa & Bob Hammerstein.  While this is not New Jersey, I've seen houses sell for more than asking.  It does happen, even in today's times!   They have many good solid points in this post, the number one being for buyers to get preapproved and for sellers, in my opinion, to price the property correctly for today's market.
