Sometimes, clients will ask me if I would buy the house they are considering.  One of the best answers I can give is "I'm not the one who is going to be living here". Everyone, but especially first time home buyers, should consider how they will use the space.  Buy a house that fits YOUR needs and YOUR lifestyle, not the people you see howking goods and services on TV.  It sounds kind of silly, but with so many so-called "experts" endorsing stainless steel appliances, granite countertops, neutral colors, ceramic tile flooring, and huge homes with high ceilings, sometimes buyers loose track of their own needs.  And while you are making a big investment, remember, first and foremost, you are purchasing a HOME for you and your family.
Plan on staying in your new home for 5 to 7 years and don't worry about the appreciation.  Timing the real estate market from now on is going to be a lot more like trying to time the stock market - impossible.  If your home appreciates, consider it frosting on the cake, but don't rely on it.
