Real Estate Action Based Marketing-It Works!
When I talk with my sellers in Colorado Springs, I like to go over my 20 step Action Based Marketing Plan with them. Each one of these steps involves ACTION on my part. If they have had a listing expire, chances are that the agent they were using might not have been doing the right things. Some agents still believe that print advertising is key and you can put in an ad and just wait for the offers to come in. They follow the "Set it and forget it" plan.
Now, putting a sign in front of the yard IS action on the agent's behalf, but it shouldn't be the ONLY action that is performed. Sadly, I see this as well, coupled with the ACTION of entering the data into the MLS. Now, those ARE actions that must be performed, but unless your sellers are a bank and you are priced WAY below the competition, those 2 actions alone won't cut it.
If you are representing a seller, you owe it to them to be ACTIVE on their behalf and perform ACTIONS to get the home SOLD.
