An interesting BINSR
In Arizona the Buyer's Inspection Notice and Seller's Response is affectionately known as the BINSR. Today we struggled through a 28 item request for repairs on a resale - which was new construction and had never been lived in! We have the listing, and we have Sellers wishing they had ordered a home inspection when they purchased. Yes, the home is under warranty - although the Builder has double digit complaints against them - and yes - we did a pre-listing inspection that discovered "minor" issues like holes cut in the roof for vent pipes that had been tiled over without installing the vents, and gas line not connected to the furnace in the attic, and many of these have been addressed by the builder. Still, we have a couple of weeks to close of escrow and much is still to be done. Just because a house is expensive (this one is in the 850K range) doesn't mean it doesn't need inspecting when it's first built - especially in a superheated market. ... more
