Affordable residential units should be innovative, dignified and pleasurable to live in. In the mission to build innovative dwellings, Toronto Community Housing, as the largest affordable housing provider, has initiated plans to build the first phases of new housing co-ops in Regent Park redevelopment, West Donlands and various pockets of downtown Toronto for stronger and sustainable communities. 
 
Good non-profit housing design in inner city neighbourhoods can add aesthetic and community value in otherwise stigamatization of  low income groups. Community masterplan can often save money by situating these developments in transit oriented sites, connecting existing and new homes, streetside retail along pedestrian oriented walkways, green features for energy efficiency, inter-mixing affordable and market rate units in a thriving environment.
