With so much energy in the last few years being focused on "Flipping Homes" and the "fast track to riches" myth of real estate investing, the conservative wealth building principle of "Buy and Hold" real estate investing has taken a back seat. Personally having "Flipped" a few Virginia Beach Foreclosures back in the early 2000's I have first hand knowledge of what can happen! All we had to do was vacuum it!
Then within 4 years of selling it to an excited pair of newlyweds, that same home appreciated to well over $300k! Boy were they happy with their investment! Nice wedding gift! I didn't even get a thank you card!
