Flagstaff Market Report 3/13/12 New In Town Short Sales Since Last Week
Flagstaff short sales--since last week there were 2 new short sales that came on the market in Flagstaff's city limits. This is 1 more new short sale as compared to the number that came on the market last week. This search is of short sales put on the market since last Tuesday. It includes single family, town homes, manufactured homes and condos in the surrounding areas of Flagstaff.
The average asking price this week is $289K which is $46K less than last week's list average asking price and the average asking price per square foot this week is $148, which is $40 more per square foot from last week's list's average.
It might seem like this number is going down, but we haven't seen the massive numbers here as in other areas of the country. In all of Flagstaff and surrounding areas there are 792 active homes for sale, of those 61 are short sales and 52 are foreclosures, which are a little higher numbers than we've seen in weeks. About 61% of the sales in 2011 were regular equity sales (non-foreclosure, non-short sale, non-HUD), so the majority of our sales has been regular equity sales.
