Kailua's Gardenia Manor-SOLD before listed! How does this happen? Well, when you are in a seller's market as we are here in Kailua, and you have a client in town on a buying trip for 3 days that insists on wanting to live in Kailua, you scramble as I did!!!! One of the benefits in being affiliated with a large office, is that you are afforded privy information such as properties getting ready to be listed. I was lucky enough to be speaking with one of my fellow realtors a couple weeks prior to my client arriving in town, and knew that this listing was going to be listed around the same time she was going to be here. As always, I showed her what was active on the market, but was striking out with it being the "one". Once I really got a feel of her taste, I knew that this "hidden gem" property that wasn't listed yet might just fit her criteria.
