Here is the Larimer County CO July 2012 Real Estate Market Report (including Fort Collins, Loveland and Estes Park):


June Property sales were 617, up 13.8% from 542 in June of 2011 and 10.6% higher than the 558 sales last month. June 2012 sales were at a mid level compared to June of 2011 and 2010. June year-to-date sales of 2,574 are running 11.6% ahead of last year's year-to-date sales of 2,306.


The Median Sales Price in June was $230,000, up 3.9% from $221,350 in June of 2011 and up 1.8% from $226,000 last month. The Average Sales Price in June was $268,091, up 4.3% from $257,053 in June of 2011 and up 3.2% from $259,771 last month. The June 2012 Average Sales Price was at highest level compared to June of 2011 and 2010.


The Total Inventory of Properties available for sale as of June was 2,938, up 17.2% from 2,506 last month and up 3.2% from 2,846 in June of last year.
