Here is the Weld County CO October 2012 Real Estate Market Report (including Greeley, Windsor and Johnstown):


September Property sales were 276, down -8.9% from 303 in September of 2011 and -27.2% lower than the 379 sales last month. September 2012 sales were at a mid level compared to September of 2011 and 2010. September year-to-date sales of 2,760 are running 6.3% ahead of last year's year-to-date sales of 2,597.


The Median Sales Price in September was $189,950, up 13.2% from $167,785 in September of 2011 and down -0.5% from $191,000 last month. The Average Sales Price in September was $222,543, up 17.6% from $189,213 in September of 2011 and up 5.8% from $210,273 last month. The September 2012 Average Sales Price was at highest level compared to September of 2011 and 2010.


The Total Inventory of Properties available for sale as of September was 1,492, up 10.8% from 1,347 last month and up 4.5% from 1,428 in September of last year.
