Charlotte County to Reinstate Impact Fee?
If you are considering building a new home in southwest Florida, specifically Charlotte county, now may be the time to do it.  With current resale inventory being at record lows many people are opting to build a new home.  One community, South Gulf Cove has new homes being built everywhere you look.
After the real estate market crashed in Florida, Charlotte county reduced the impact fees to encourage building.  It worked well and there have been hundreds of new home starts through out the county.  Seems like the bulk of the new home starts have been in the waterfront community of South Gulf Cove.  That building has also been spreading to non waterfront lots and is growing rapidly.  It is being discussed that possibly beginning April impact fees may be reinstated over a 3 year period, 33% per year for an approximate total of $10,000
People seem to gravitate to this community because of what it offers.  There are light deed restrictions that really make the community stand out.  For example, min square footage of a home must be at least 1500 square feet under air, no pre fabricated homes are allowed.  Since it is a boater friendly community you are allowed ... more
