"The Inspector Says the Room Sizes are Too Small, " Complained the Buyer
 There are varying degrees of expertise in every profession.  If you have been practicing real estate for a while...you have met agents, managers, contractors...and inspectors with different levels of experience.  
   Our belief with licensed home inspectors in Wisconsin is that they are not to quote repairs...they are to evaluate the home's condition and caution with further evaluation by a specific professional if necessary.  Which does not mean everything from the foundation to the chimney needs further examination...which is the practice of some inspectors.
    Our MLS provides for room names and sizes with the disclaimer that all sizes are approximate. The room sizes are roundeed to the nearest foot and inches and fractions of inches are not included. When an inspection is completed, the inspection report is given to the selling agent and Buyer and in turn is given to the lisiting agent to share with the Sellers. At this time, per the offer to purchase, there is a timeline during which the Buyers may request repair or evaluation of the items on the inspector's report.
