Outside Features Help Sell a Home
It Completes the Package and Makes a Buyer Want to Call It Home.
We all know that curb appeal can get buyers in the front door but the backyard features can make a buyer want to stay and never leave. When the buyer feels at home and then starts imagining living in the home, they are well on the way to making an offer.
When I know that the exterior features like the patio or backyard entertaining area are stunning, I hold off until the end to show the buyers, putting the icing on the cake. I love seeing their eyes light up, hear discussions about all the possibilities for parties and to witness the big smiles and open body language.
Sure, outside features can be added but when they are in place and beckon the buyer to come and enjoy, there is not much that will keep a buyer from making a good offer. 
This patio and firepit area is behind one of the homes in Stones Manor. Many of the builders in Stones Manor put an emphasis on outside entertainment areas because they know it is a strong selling feature in today's new homes. I took this photo with my Canon Rebel T3i.
