If I never hear the words motivated, serious and fleixble again, I would be a happy camper.  These are words that real estate agents use to the point of excess.  And the reality is, talk is cheap.  The seriousness, motivation and flexibility can be shown in an offer or counter offer.
Last week I got a call from a Buyer's Agent that had a "serious and flexible" Buyer.  They didn't want to waste any time getting their offer together on my listing.  I called my Seller, asked what settlement date worked best for him (Buyer's Agent asked on behalf of the flexible Buyer.)  Calling the Buyer's Agent back with that date, I was thrown out another date as an example, and it was stressed again that the Buyer was "flexible" and wanted to do what worked best for the Seller.  Odd.  I just told you what worked best for the Seller and clearly, it is not working.  Five days later and I'm still waiting on that ... more
