HOW long is it taking Buyers to write an offer once they like a home?
Once a buyer shouts "that is my dream home". how long are you seeing them wait to make an offer? In the last week I have seen the best and worst in offer writing. I had a buyer tell me they wanted to write an offer right there on the spot after seeing a home they fell in love with. We wrote that offer on the spot and got it accepted within an hour. 
 
On another Manchester NH area home,  I had a new listing hit the market which attracted double digit offers. In those 2 hand fulls of contracts was an offer for $50,000 less than asking when I already had 6 or so at or above full price. Coming in last was an offer for half price. Delivered by a buyer whose buyer agent told them to drop it off. I opened it in front of them and held in any emotion as I could have laughed or cried but instead just asked them why.  WHY did I ask why you ask?
