A unique luxury home poses special challenges for real estate practitioners. The utilization of conventional real estate marketing methods may have to be supplemented by aggressive and specialized sales strategies. The very qualities that make a property different can become that property's strongest selling points when pitched to the right buyers.
 
Imagine a stunning estate home that has: 1. An elegant main residence, 2. An attached townhome , and 3. A spacious carriage house above the garage. That's like 3 homes in 1 and surely not the perfect property for everyone. Promoting this property in local and national multiple listing services (what all agents routinely do) is a great start, but much more may be required to reach the right buyer market.
