The numbers are in and homes sold did so with positive appreciation. 2017 First Quarter shows a decrease in number of homes sales but an increase in sales price. Austin continues in its expansion mode by luring more residents in need of housing due to Austin’s emphasis on job creation. The number of home sales in the First Quarter decreased by 29% compared to First Quarter of 2016. The average sold price increased 8%, and price/square foot decreased by 6%. How can that be? Homes sold in 2017 were 12% larger and the price/square usually trends down as square footage increases. Inventory is low with many sellers waiting to go to market later in the spring. Homes new to market, well staged and well priced received offers as buyers were afraid of possible interest rate increases and escalating prices.
