Repairs are going to happen when one owns rental property. Yes, things will break after you purchase the home and place tenants. How does one make repairs going forward? Do you have a reserve to cover minor and major repairs? Perhaps, one should purchase a home warranty to offset a financial disaster. That is a personal choice.
What do you do when a tenant refuses entry for repairs? There are times when tenants believe they know the law better than anybody else. Personally, I do not argue with the tenant. I simply remind them that the lease that the tenant signed allows owner entry for repairs. Yes, some people can be difficult. What does one do?
I follow what the lease. I notify the tenant in person by giving them a 48 hour notice that we will be entering the unit to do the exact repairs on behalf of the owner. We have a key to the unit. This gives us the right to enter the unit to make repairs. There are tenants that we have to officially notice them. That is not a problem for me. I am friendly but firm with tenants.
