When Should I Send the Appraiser Back to "inspect" the foundation ?
Email from  Selling agent....who has received the invoice, lien waiver and multi year warranty from reputable foundation specialist with decades of experience and mega references:  "When should I send the Home Inspector to inspect the foundation repair ?"
Hmmmmm a conventional loan...an appraiser is qualified to do what ? ...with all due respect he/she is not a foundation specialist...and why would that be necessary ?  No clue, in decades of experience...no one has found this necessary...OR indeed conclusive.
No, the Seller will not have the driveway plowed on a now vacant home so that the appraiser can inspect what he is not qualified to inspect and avoid tracking slush all over the house.
Where does this come from ?  Again we think it's related to the training or apparent lack thereof ...(agent also uses the "title" inspector and appraiser interchangably....OY !) in this case of both the lender AND the agent...easier just to do everything you are "told" whether it makes sense or not...apparently.
