real estate investing: Warren Buffett’s Best Investment for 2012 is the Single Family Home - 03/26/12 12:44 AM

In an interview with CNBC, Warren Buffett has gone on record saying that single family homes are currently the best investment.  Due to low interest rates and low prices, he feels there is not a more appealing asset class at the present moment.  In fact, he even goes so far as to say that he would “load up on them” if he had a way to manage them, admitting that management poses a challenge since they are individual homes, unlike condos.
So why aren’t buyers snatching up single family homes at lightning speed?  It boils down to consumer/buyer psychology:

real estate investing: Real Estate vs. Stocks - 02/21/12 04:21 AM

Where should you invest your money? Real estate or the stock market. The prevailing wisdom from cocktail parties would suggest real estate. But is it right?
The answer is yes - in the short term. U.S. real estate sale prices have increased more than 56% from the beginning of 1999 to the end of 2004, as tracked by the Office of Federal Housing Enterprise Oversight, part of HUD. During the same period, the S&P 500 index dipped nearly 6% during the same period.
Long term, over 25 years we'll say, the S&P 500 will do better. Pitting home sales against … (2 comments)

real estate investing: Real Estate Investors: Understanding Your Options - 01/30/12 08:27 AM
For real estate investors, Chapter 11 can be a lifesaver - a proverbial "fresh start" from an otherwise seemingly impossible situation - which gives the debtor a respite from creditors. The idea that filing for bankruptcy is a beginning, not an end, bears repeating, because real estate investors deserve the right to work with experienced attorneys who understand this intricate area of law, a discipline that allows companies to often reemerge towards success.
A bankruptcy filing gives a real estate investor flexibility. The debtor can design new financing for the bankruptcy court's consideration and approval. The judge has wide discretion … (1 comments)

Foreclosures and REOs are still pulling novice investors into the market; if you're one of them, there are a few tried and true “rules” that have been around for quite a while. Even if you've been investing in real estate for a while, it never hurts to refresh yourself on some key guidelines which, even in a market that continues to be volatile, can prove helpful.
First and foremost, remember that due diligence is NOT optional. You've got to understand the local market - and that includes not just where prices are headed, but specific market demand for rental real estate … (3 comments)

real estate investing: Is It Always Best to Pay the Asking Price? - 01/16/12 11:58 AM
For some investors, the thought of offering anything but a low ball offer is completely unheard of.  However, if competition from numerous investors in an area is fierce, those investors may find themselves limited in their ability to acquire property.  A recent article by Ken Corsini at Bigger Pockets highlighted this fact, and urges a sentiment with which we agree:  Don't get stuck on the asking price!
It's better to use the asking price as a guide, but to sit down with a professional and work with the numbers. There are times when a low bid will be beaten by someone … (0 comments)

real estate investing: FHA Waiver Gives Real Estate Investors a Boost - 01/05/12 03:18 PM
The conditions for investing in a Silver Spring home in the current market just keep getting better and better! The FHA’s recent ruling stands to further fuel investor activity, while accelerating the recovery of the real estate market.
The process of “flipping” investment properties had once been cited as a contributor to the real estate market’s meltdown. As such, the FHA pulled the plug on insuring properties held for less than 90 days.
Savvy investors are often adept in getting fixer-uppers ready for sale within that time frame, however, and to encourage more dollars to flow into housing, the FHA temporarily … (2 comments)

After another year of worldwide economic ups and downs, the news is no longer whether the Dow Jones Industrial Average is up or down on any given day. The news is that the stock market is volatile. Period. At any given day or any given moment, the stock market might be up or it might be down, but but wild swings have started to feel like the new normal.
It’s anyone’s guess what the new year will hold, but we can be fairly sure that the roller coaster ride will continue.

As a savvy real estate investor, you know that YOU are at the heart of the housing market's recovery. It can be a little disheartening when you hear the media using words like “stagnant” or – as industry expert Alex Charfen recently noted in reference to an article in The Economist - “moribund.” He aptly notes that a lot of people are more than happy to describe the US real estate market as “dying or near extinction.” Charfen also makes a key observation, and one on which I'd like to focus this week: the total lack of healthy perspective in a … (1 comments)
