It's been very smooth sailing for my First Time Homebuyer in Flagstaff.  He and his wife found a great home they can afford, and from the minute we presented the offer, we have all felt - "ahhh, this is one of those that is meant to be!"  Our offer was accepted, he qualified easily for his VA Loan, inspection went well... home free!

 
When you think you have experienced all the glitches, a new one rears it's head. It's been almost three weeks and the VA could NOT get an appraiser to accept the assignment! Two appraisers down....

I received a call at the end of last week from a woman at Zillow.com.  She is in Washington State, nowheres near my hometown of Flagstaff, Arizona.  The call began in the manner that more and more phonecalls begin:
"Hi. I got your name from the Web".
This woman was not a buyer.  Buyer calls that start like that are my #1 favorite.  However, this was as close to #1 favorite as I could wish for.  This representative of Zillow.com was looking for their "Golf Home of the Week".  Zillow.com and GolfDigest partner up to provide that home for Golf Digest's … (5 comments)

The debates about marketing strategies on Active Rain are intriguing. One person's surefire marketing, contact and followup formulas are the "Oh I would NEVERs" for others.  
Absorbing the variety of our heartfelt opinions, and experiences, is a daily remindeer of a core belief.  This core belief has allowed me to start my real estate business at a difficult time, and honestly, do better than I dreamed.

One of my New Year's Resolutions, or simply desires for this year, was to get involved in activities I enjoy.  Building the first year of my business occupied all of my time (with breaks for tennis, of course).  I needed to get connected, active, involved in something that fed my passion for life.

Paw Placement of Northern Arizona is a group of committed Flagstaff women (and their husbands!) who foster dogs that would otherwise be euthanized, and find them great homes.  I'm not sure how I got involved, but there I was on the email list, getting notified of meetings … (7 comments)

I have not tested this, but an email was sent out to all of the agents in our office  - you know, one of "those" with all kinds of tips on how to motivate fence sitters and hee hawwers. 
In my experience, (and this is just an opinion), my Buyers are very reluctant and mistrustful of anything they can even mildly associate with a pushy realtor.  I may be very wrong in not learning about effective sales techniques, and possibly sabotaging my own business, but my perception is that HONESTY gains their trust, makes them feel comfortable, and ultimately … (4 comments)

Doing the Snoopy Dance- An Update.
 
If any of you read my story about "Saying Goodbye to 2008...", as of this morning, the escrow is still on and we are going to do our best to close this puppy to bring in the New Year.
I have started my new year with a spinning class that forced me to sweat out all of the old toxicity of 2008.  I am out of breath, clear and cured!  :) :)  Hope all of you are, too!!!

It started out on a great note.  The escrow I had open, and which had been struggling along for months, looked like it would close!  With final documents (not loan docs) being rushed around for signatures, my Buyers were hopeful that in the first week of January they would have their beautiful little Flagstaff home with the great views of the trees.
Rewind.  We had started in September.  These buyers, like many others, were looking for their dream second home - the beautiful cabin in the trees for under $200,000.

1.  I will learn from my dogs and play more exuberantly in the snow.
2.  I will continue to NEVER watch the local, regional or national news.
3.  I will remember that there is always Plan B:  Move to Phoenix, Become an Executive Assistant and wear tight skirts, panty hose and heels.
4.  I will think of Plan B every day as a way to motivate me harder within Plan A.

A few weeks ago I received a phonecall from a gentleman in Tucson.  He and his wife had just sold a second home.  They had cash to spend - up to about One Million.  Could I help them find a home in Flagstaff?
Are you KIDDING ME?     
This wonderful couple had a strong idea of their needs and desires.  They were a pleasure. So we three and the dog set about to view Flagstaff properties.                          Although they had provided me a list of top choices, there was a property not on their list that I knew I HAD to show them.

Shooting from the Hip at 7000 feet.

Living at 7000 feet above sea level, the first question asked by all who live in lower elevations is, "So what's the market doing up there?" 
The people who ask down there are, for the most part, residents of Phoenix or Tuscon, buyers or sellers who have experienced unprecedented downturns in their own real estate markets over the past two years.
