In January of 2009, 38 Single Family Homes, Condos and Townhomes were sold in Flagstaff and surrounding areas. (Data source is the Northern Arizona MLS and does not include For Sale By Owners). The average price of our sales was $335,000 while the average price per SF was $174.00. In the final quarter of 2008, the average price per sf of condos and townhomes only was $175.77, while the average price per SF of single family homes was $183.63. If we combine the two, the average price per SF of homes, condos and townhomes in the fourth quarter of 2008 was $179.7.

Paw Placement of Northern Arizona is a group of committed Flagstaff women (and their husbands!) who foster dogs that would otherwise be euthanized, and find them great homes. I mean, of course I know how to talk with real people from previous life experiences. But as a Realtor, most of my client conversations originate and develop right here, sitting in bed or at my desk, special brew of Eileen's tea by my side, typing on the computer. History. I agree. There is a bargain mentality raging through our nation that has not only infiltrated the Real Estate Market, it seems to define it. Fed by constant news and images of foreclosures and distressed properties, plus a never-ending stream of statistics showing Seller Desperation, any potential Buyer who comes to the table feels it's time to get THE BARGAIN. THE BARGAIN is no longer measured by carefully laid out statistics on pretty paper of neighborhood sales, price per square foot, list price vs. sell price, or any useful data, for that matter. Doing the Snoopy Dance- An Update. If any of you read my story about "Saying Goodbye to 2008...", as of this morning, the escrow is still on and we are going to do our best to close this puppy to bring in the New Year. (If you read this yesterday, sorry about the re-post. Deleted it by accident) Recent articles in the Arizona Daily Sun by Joe Ferguson report that Flagstaff is going to the Twos. One of our more popular eatery/drinkeries, The Beaver Street Brewery, is planning on building a second Brewery, not that far away from the first. As of this writing, the plans to build the second brewery have not yet been approved by our City Council. For the Full Story In another story reported by Joe Ferguson, a modified version of Walmart's traditional SUPER Supercenter has been approved for East Flagstaff.
