The only way to answer that question is to look at the numbers. What are the average sale prices and median prices of single family homes, townhomes and condos in Flagstaff? What were they in January, and what are they now?
The trend for single family homes is UPWARD! Based on data taken from the Northern Arizona MLS (insert appropriate disclaimers):
The Average Sale Price of all single family homes in Flagstaff in January 2011 was $292,000.The Average Sale Price of all single family homes in Flagstaff in October 2011 was $341,000.

Yes, it's already mid January.
Happy January to all of you interested in following weekly Flagstaff Arizona Single Family Home Market Stats! While I realize this is neither humorous nor engaging, market-watching is a favorite pastime for those of us with a vested interest.
I hope these reports inspire head nodding (not shaking), eyebrow raising, smiles and eventually, glorious YAHOOOS!

Based on Statistics from the Northern Arizona MLS, the average Sale Price of Flagstaff Single Family Homes dropped 8.5% from 2007 to 2008.
Quarterly Synopsis of Sell Price/SF
Avg. Sell Price/SF dropped in the First Quarter of 07 to 08 by 4.6%
Avg. Sell Price/SF dropped in the Second Quarter of 07 to 08 by 6.9%
Avg. Sell Price/SF dropped in the Third Quarter of 07 to 08 by 8.8%
Avg. Sell Price/SF dropped in the Fourth Quarter of 07 to 08 by 13.8%
Average Sell Price/SF for calendar year 2007 was $216.17
