This is a very simple post. Rather than speculate on what the Flagstaff market may do this year, I am publishing the data on what the market did in 2011. As we approach the end of the first quarter of 2012, this data gives us a solid benchmark against which we can compare current stats.

According to data published by the Northern Arizona Multiple Listing Service (all disclaimers apply), average prices, median prices and the average price/sf of Flagstaff single family homes rose in 2011. That's it!

It's been very smooth sailing for my First Time Homebuyer in Flagstaff. He and his wife found a great home they can afford, and from the minute we presented the offer, we have all felt - "ahhh, this is one of those that is meant to be!" Our offer was accepted, he qualified easily for his VA Loan, inspection went well... home free!
When you think you have experienced all the glitches, a new one rears it's head. It's been almost three weeks and the VA could NOT get an appraiser to accept the assignment! Two appraisers down....

I agree. There is a bargain mentality raging through our nation that has not only infiltrated the Real Estate Market, it seems to define it.
Fed by constant news and images of foreclosures and distressed properties, plus a never-ending stream of statistics showing Seller Desperation, any potential Buyer who comes to the table feels it's time to get THE BARGAIN.
THE BARGAIN is no longer measured by carefully laid out statistics on pretty paper of neighborhood sales, price per square foot, list price vs. sell price, or any useful data, for that matter.

I have not tested this, but an email was sent out to all of the agents in our office - you know, one of "those" with all kinds of tips on how to motivate fence sitters and hee hawwers.
In my experience, (and this is just an opinion), my Buyers are very reluctant and mistrustful of anything they can even mildly associate with a pushy realtor. Avg. Sell Price/SF dropped in the First Quarter of 07 to 08 by 4.6%
Avg. Sell Price/SF dropped in the Second Quarter of 07 to 08 by 6.9%

Doing the Snoopy Dance- An Update.
If any of you read my story about "Saying Goodbye to 2008...", as of this morning, the escrow is still on and we are going to do our best to close this puppy to bring in the New Year.
I have started my new year with a spinning class that forced me to sweat out all of the old toxicity of 2008. I am out of breath, clear and cured! :) :) Hope all of you are, too!!!

Sometime in late August, I received a request for information from my website (www.TheFlagstffWebsite.com) . Happily I can report that this is not an unusual occurance. The unusual part is turning the requests into closed sales.
This gentleman had already relocated to Flagstaff but had not purchased a home. He traveled between two places and was eager to find something..... soon.
Like most Buyers today, he had scoured my website and had a list of favorites. Bacisally, he needed me to be his key. We met. We looked. He wrote a contract!

While Flagstaff is known as a second home community for heat-exhausted residents of the Valley, Vegas, and parts of California, our snowy season is among the most beautiful of times. Dramatic skies, white, glistening snow and green trees create stunning visuals.
When the snow falls, people from all over Arizona arrive with skis, sleds, snowboards and innertubes in tow. The smallest hills become covered with gleefully giggling children.
