This is a very simple post. Rather than speculate on what the Flagstaff market may do this year, I am publishing the data on what the market did in 2011. As we approach the end of the first quarter of 2012, this data gives us a solid benchmark against which we can compare current stats. So! According to data published by the Northern Arizona Multiple Listing Service (all disclaimers apply), average prices, median prices and the average price/sf of Flagstaff single family homes rose in 2011. I agree. There is a bargain mentality raging through our nation that has not only infiltrated the Real Estate Market, it seems to define it. Fed by constant news and images of foreclosures and distressed properties, plus a never-ending stream of statistics showing Seller Desperation, any potential Buyer who comes to the table feels it's time to get THE BARGAIN. THE BARGAIN is no longer measured by carefully laid out statistics on pretty paper of neighborhood sales, price per square foot, list price vs. sell price, or any useful data, for that matter. I have not tested this, but an email was sent out to all of the agents in our office - you know, one of "those" with all kinds of tips on how to motivate fence sitters and hee hawwers. In my experience, (and this is just an opinion), my Buyers are very reluctant and mistrustful of anything they can even mildly associate with a pushy realtor.
